We Build Recruitment are currently looking to recruit a Contracts Manager for a fast growing building and maintenance client. The Contracts Manager is responsible for managing and administering construction contracts from pre-award through to final account, ensuring projects are delivered in compliance with contractual, commercial, and legal obligations. The role plays a key part in protecting the company’s commercial interests while supporting successful project delivery.
Key Responsibilities
- Contract & Commercial Management
- Review, negotiate, and manage construction contracts, subcontracts, and consultant agreements
- Ensure compliance with contract terms, conditions, and relevant legislation
- Identify, manage, and mitigate contractual and commercial risks
- Lead contract administration from award through to completion and final account
- Work closely with project managers, site teams, and commercial staff to support delivery
- Provide contractual advice and guidance to internal stakeholders
- Monitor project performance against contractual requirements, budgets, and programmes
- Manage variations, extensions of time, claims, and dispute resolution processes
- Oversee valuations, payment applications, and certifications
- Monitor cost forecasts, cash flow, and profitability
- Support final account negotiations and close-out
- Manage relationships with clients, subcontractors, and consultants
- Lead negotiations with external parties when required
- Support procurement and subcontractor appointment processes
- Ensure company policies, procedures, and best practices are followed
- Maintain accurate and up-to-date contract records and documentation
- Support audits and reporting requirements
Skills & Competencies
- Strong knowledge of construction contracts (e.g. JCT, NEC, FIDIC or similar)
- Excellent commercial and financial awareness
- Strong negotiation and dispute resolution skills
- Ability to identify and manage risk proactively
- Clear and confident communicator, both written and verbal
- Highly organised with strong attention to detail
- Ability to manage multiple projects simultaneously
Experience & Qualifications
- Essential:
- Proven experience in a Contracts Manager or similar commercial role within construction
- Strong understanding of construction law and contract administration
- Experience managing subcontractor and supplier agreements
- Degree in Construction Management, Quantity Surveying, Law, or related field
- Professional membership (e.g. RICS, CIOB)
- Experience across multiple project types (commercial, residential, infrastructure, etc.)
