We Build Recruitment are currently looking to recruit a Contracts Manager for a fast growing building and maintenance client. The Contracts Manager is responsible for managing and administering construction contracts from pre-award through to final account, ensuring projects are delivered in compliance with contractual, commercial, and legal obligations. The role plays a key part in protecting the company’s commercial interests while supporting successful project delivery.

Key Responsibilities

  • Contract & Commercial Management
  • Review, negotiate, and manage construction contracts, subcontracts, and consultant agreements
  • Ensure compliance with contract terms, conditions, and relevant legislation
  • Identify, manage, and mitigate contractual and commercial risks
  • Lead contract administration from award through to completion and final account
  • Project Support
    • Work closely with project managers, site teams, and commercial staff to support delivery
    • Provide contractual advice and guidance to internal stakeholders
    • Monitor project performance against contractual requirements, budgets, and programmes
    • Manage variations, extensions of time, claims, and dispute resolution processes
  • Financial Control
    • Oversee valuations, payment applications, and certifications
    • Monitor cost forecasts, cash flow, and profitability
    • Support final account negotiations and close-out
  • Stakeholder & Supplier Management
    • Manage relationships with clients, subcontractors, and consultants
    • Lead negotiations with external parties when required
    • Support procurement and subcontractor appointment processes
  • Governance & Compliance
    • Ensure company policies, procedures, and best practices are followed
    • Maintain accurate and up-to-date contract records and documentation
    • Support audits and reporting requirements

    Skills & Competencies

    • Strong knowledge of construction contracts (e.g. JCT, NEC, FIDIC or similar)
    • Excellent commercial and financial awareness
    • Strong negotiation and dispute resolution skills
    • Ability to identify and manage risk proactively
    • Clear and confident communicator, both written and verbal
    • Highly organised with strong attention to detail
    • Ability to manage multiple projects simultaneously

    Experience & Qualifications

    • Essential:
    • Proven experience in a Contracts Manager or similar commercial role within construction
    • Strong understanding of construction law and contract administration
    • Experience managing subcontractor and supplier agreements
  • Desirable:
    • Degree in Construction Management, Quantity Surveying, Law, or related field
    • Professional membership (e.g. RICS, CIOB)
    • Experience across multiple project types (commercial, residential, infrastructure, etc.)
