We are seeking an experienced Senior Quantity Surveyor to join a leading main contractor specialising in new build care home developments, with projects typically valued at £810 million. This is an urgent requirement, with a project that has just broken ground, offering the successful candidate the opportunity to oversee the scheme from early construction through to final account. For the right individual, this represents a strong long-term opportunity with a contractor that has a healthy pipeline of future work.

The Role

  • Full commercial management of a £810m new build care home project from commencement through to final account
  • Preparation, management, and reporting of project cost plans, budgets, and cash flow forecasts
  • Procurement of subcontract packages, including preparation of tender documentation, tender analysis, and subcontract appointment
  • Management of subcontractor accounts, including valuations, payments, variations, and final accounts
  • Administration of change control procedures, ensuring variations are properly assessed, priced, agreed, and recorded
  • Preparation and submission of monthly cost value reconciliation (CVR) reports
  • Accurate forecasting of project costs, identifying commercial risks and opportunities and implementing mitigation strategies
  • Management of client valuations, applications for payment, and associated commercial correspondence
  • Close collaboration with the Project Manager to support programme delivery and commercial decision-making
  • Attendance at commercial, progress, and client meetings as required
  • Ensuring compliance with contract conditions, particularly JCT forms of contract
  • Supporting and mentoring junior members of the commercial team where applicable
  • Contributing to the smooth close-out of the project, including agreement of final accounts with both client and supply chain

Requirements

  • Proven experience working as a Senior Quantity Surveyor or an experienced Project Quantity Surveyor ready to step up
  • Background with a main contractor delivering new build projects
  • Experience on care home, residential, or similar sector projects advantageous
  • Strong working knowledge of JCT contracts
  • Excellent commercial, negotiation, and communication skills
  • Ability to start ASAP
