We are seeking an experienced Senior Quantity Surveyor to join a leading main contractor specialising in new build care home developments, with projects typically valued at £810 million. This is an urgent requirement, with a project that has just broken ground, offering the successful candidate the opportunity to oversee the scheme from early construction through to final account. For the right individual, this represents a strong long-term opportunity with a contractor that has a healthy pipeline of future work.
The Role
- Full commercial management of a £810m new build care home project from commencement through to final account
- Preparation, management, and reporting of project cost plans, budgets, and cash flow forecasts
- Procurement of subcontract packages, including preparation of tender documentation, tender analysis, and subcontract appointment
- Management of subcontractor accounts, including valuations, payments, variations, and final accounts
- Administration of change control procedures, ensuring variations are properly assessed, priced, agreed, and recorded
- Preparation and submission of monthly cost value reconciliation (CVR) reports
- Accurate forecasting of project costs, identifying commercial risks and opportunities and implementing mitigation strategies
- Management of client valuations, applications for payment, and associated commercial correspondence
- Close collaboration with the Project Manager to support programme delivery and commercial decision-making
- Attendance at commercial, progress, and client meetings as required
- Ensuring compliance with contract conditions, particularly JCT forms of contract
- Supporting and mentoring junior members of the commercial team where applicable
- Contributing to the smooth close-out of the project, including agreement of final accounts with both client and supply chain
Requirements
- Proven experience working as a Senior Quantity Surveyor or an experienced Project Quantity Surveyor ready to step up
- Background with a main contractor delivering new build projects
- Experience on care home, residential, or similar sector projects advantageous
- Strong working knowledge of JCT contracts
- Excellent commercial, negotiation, and communication skills
- Ability to start ASAP
