Job Title: Commercial Manager – New Build Social Housing
Location: North West
Salary: £75,000 to £85,000 plus package
About the Role
Our client, a reputable North West based contractor, are seeking an experienced and driven Commercial Managerto join their growing team delivering new build social housing projects across the North West. You will lead the commercial function, overseeing all aspects of cost management, procurement, and contract administration, ensuring projects are delivered on budget and to the highest standards.

Key Responsibilities
- Lead and manage the commercial team, including Quantity Surveyors and support staff.
- Oversee procurement strategy, subcontractor management, and supply chain relationships.
- Ensure accurate financial reporting, cost forecasting, and budget control across multiple projects.
- Manage and mitigate commercial risks, disputes, and claims.
- Review and negotiate contracts, ensuring compliance with company policies and relevant legislation.
- Provide strategic commercial advice to senior leadership and operational teams.
- Drive value engineering, cost efficiency, and continuous improvement across projects.
- Support bid/tender processes and contribute to securing future work.
Requirements
- Proven experience as a Commercial Manager (or Senior QS stepping up) within construction, ideally housing.
- Strong track record in delivering new build social housing or affordable housing projects.
- Excellent leadership and communication skills, able to manage teams and stakeholders effectively.
- In-depth knowledge of JCT / NEC contracts and commercial best practice.
- Strong financial acumen and attention to detail.
- Degree-qualified (RICS or equivalent desirable) in Quantity Surveying, Commercial Management, or related field.
