The predicted salary is between 13 - 16 £ per hour.

A caretaker role covering a small estate in Cheam, specifically an older people residential scheme with 4 buildings. No vehicle or licence is required. Carpentry/building skills are required, and general maintenance experience is desirable but not essential. Electrical skills are also desirable but not essential. Minimum IT literacy is required.

Your responsibilities will include:

  • Ensuring communal areas are clean and well maintained, carrying out spot cleaning (e.g. sweeping, vacuuming, mopping, dusting, polishing, litter picking) as directed.
  • Sweeping, disinfecting, and keeping tidy refuse chutes, bins, and bin areas (where appropriate).
  • Using machinery (jet washers, steam cleaners etc.) to carry out deep cleaning when required.
  • Carrying out minor repairs of a basic, semi-skilled nature as directed by the Scheme Manager or Estate Services Manager, which could be in a communal area or resident’s home. Examples include joinery, plumbing (non-qualified jobs such as unblocking sinks/toilets), internal painting, graffiti removal, lock changes, etc.
  • Reporting any repairs or defects in communal areas that cannot be resolved to the maintenance department/line manager and following up actions as required.
  • Carrying out tests and inspections and submitting detailed reports as requested.
  • Providing cover in the absence of other colleagues.
  • Being a point of contact for residents, assisting where possible or referring enquiries to colleagues.
  • Being aware of vulnerable customers and highlighting their needs to your line manager/Housing Team where appropriate.
  • Acting in a friendly, polite, and professional way at all times, even when challenged by residents or visitors to the estate.
  • Understanding your responsibilities as an employee under Health and Safety legislation and adopting a safe system of work, using all safety clothing and equipment provided.
