Watts & Morgan is a long-established firm of Estate Agents and Chartered Surveyors, proudly serving South Wales since 1857, with offices in Cowbridge, Bridgend and Penarth. We are currently seeking a motivated and dynamic individual to join our busy Cowbridge Rental team. This is an exciting opportunity for someone who is passionate about property and eager to contribute to our successful business.

The ideal candidate will be proactive, highly organised and capable of working effectively under pressure. You will need to demonstrate excellent communication skills, both face to face and over the phone, and have a keen eye for detail. We are looking for a team player who can also work independently and take initiative when needed. A full, clean UK driving licence and access to your own vehicle are required. The hours are 9am to 5.30pm, 5 days per week, to include a Saturday on a rota basis with a lieu day.

Salary: £26,000 per annum plus discretionary end of year bonus (post probation). Car and phone allowance.

Key responsibilities:

  • Conducting property viewings and providing feedback to landlords
  • Processing reference applications
  • Negotiating and agreeing contract terms
  • Handling incoming calls, enquiries and emails promptly and efficiently
  • Managing property maintenance and liaising with contractors
  • Carrying out routine property inspections
  • Completing ingoing and outgoing inventories
  • Ensuring compliance within industry and internal regulations and policies
  • Maintaining safety certificates and ensuring compliance with the Renting Homes (Wales) Act 2016

Requirements:

Due to current legislation in Wales, the successful candidate will be required to undertake a Rent Smart Wales agent qualification, and continual professional training both in house and externally when required.
