We are looking for an Assistant Area Maintenance Manager to join our friendly and dynamic team here at Waterstones in London. This is a busy and diverse role where you will be responsible for the day-to-day management of a team of maintenance technicians and stakeholders across our book shop estate in London, as well as being ‘on the tools’ and managing contractors.
You will need to have a good understanding of building maintenance, compliance testing, retail refurbishment, contractor management and ensure all shops in your area are fit for purpose, well maintained and support the operational needs of the business. You will oversee and manage maintenance standards to ensure compliance is met across the shops and services levels are of a high standard across the team.
Through the effective management of a regional based maintenance team, you will ensure the delivery of ongoing projects, store upgrades and refurbishment works, LED Installs and general day to day maintenance issues.
What you will be doing:
- Line management of a team of Regional Maintenance Technicians (RMTs).
- Manage the allocation for sub-contracted works and ensure all tasks are delivered to the required standards, costs and meet the requirements of the business.
- Ensure statutory compliance is met in all shops, including the review of certificates and 100% completion rates.
- Budget management for reactive spend for your area.
- Cost control and monitoring across the team (including sub-contracted works and materials).
- Oversee and own urgent/emergency jobs in an allocated area.
- Ensure all tasks are completed within set timescales.
- Compile, deliver and review annual maintenance plans for each allocated shop identifying high profile shops and ‘problem’ shops, ensuring all works are delivered on time and to budget.
- Undertake formal shop audits and allocate tasks across the RMT team as needed.
- Provide technical support and advice to the team and wider business.
- Develop the skill set across the team to identify senior RMT resource.
- Resolution management for supplier/sub-contractor issues.
- Build and maintain effective working relationships with stakeholders across the shops and business.
- Set up effective working relationships, processes and routines between the store and maintenance teams (Store managers & RMTs) in their area.
- Provide monthly KPI reports.
- Forge effectively working relationships across the shop and regional teams in retail to manage and meet expectation.
- Provide weekly/daily updates to all key stakeholders relating to progress/issues arising/Project works and Health & Safety issues.
What we need from you:
- Regional FM/Maintenance Supervisor experience.
- MBIFM desirable but not essential.
- Electrical Trade background desirable but not essential.
- Client-side experience.
- Statutory compliance experience.
- Supply chain management and procurement experience.
- Previous line management experience.
- Used to working remotely covering a large area.
- Experience using CAFM systems.
- I.T literate with experience of Word/Excel and IOS based applications.
