Our Property Maintenance Manager role: an exciting opportunity to lead and take the reins of a coastal hotel estate. With beautiful hotel rooms, three restaurants, swimming pool, Beach Lofts and employee accommodation we need someone who has mastered the art of maintenance and is used to leading a team in an ever‑changing environment.

As our Property Maintenance Manager, you’ll play a vital role in making sure that’s a reality. From keeping our rooms cosy and our spaces running smoothly, to ensuring our plumbing, HVAC, and electrical systems are in perfect working order, you’ll be the person who helps everything feel just right. At the heart of our hotel is comfort, safety, and seamless experiences for every guest who walks through our doors.

You’ll lead a friendly, hands‑on team, work closely with other departments, and coordinate trusted contractors when needed. Whether it’s a family holiday or a weekend escape, your work ensures our guests enjoy every moment with minimal disruption.

While ensuring compliance and always upholding safety and regulatory standards, you’ll be passionate about creating welcoming spaces and love solving problems with a smile.

Please note: we’re looking for someone who can work a flexible schedule, including weekends, evenings, and on‑call as required.

Responsibilities

  • Developing and implementing a preventive maintenance program to extend the life of all equipment and assets to ensure these are maintained in excellent working order in all areas of the hotel.
  • Ensuring that all repairs in guest rooms and main hotel areas are carried out daily and recorded on the system with status updates.
  • Sourcing and managing outside contractors and service providers; overseeing work to ensure quality and compliance with hotel standards.
  • Ensuring that general maintenance requests are carried out at team accommodation properties and to oversee any work that needs completing.
  • Scheduling and conducting regular inspections of equipment and facilities to identify and resolve issues proactively.
  • Fostering a positive, professional and service focused culture within the team.
  • Leading recruitment of the department for all roles focusing on technical skills and suitability to work in a guest‑facing environment.
  • Scheduling on the job and off the job training to develop the skills of the team.
  • Ensuring that team members are qualified & competent to carry out specific tasks and duties before they proceed.
  • Ensuring that all team members are in the correct uniform and represent the department and the hotel brand in a positive manner.
  • Leading on rota and holiday planning to meet the needs of the business and reflect operational business levels.
  • Carrying out regular coffee chats and performance reviews, setting smart development goals.
  • Ensuring that the team comply with the company policies and procedures of Watergate Bay Hotel.
  • Checking that everyone in your team is wearing the correct uniform & PPE.
  • Maintaining detailed records of all maintenance work, inspections and repairs.
  • Ensuring compliance with all safety, fire and health regulations.
  • Preparing for and lead facility inspections and audits.
  • Ensuring all H&S paperwork is maintained and up to date, either digital or hard copy as appropriate.
  • Liaising with other departments in the hotel to schedule works, provide update on next steps and ensure minimal adverse impact to guest or hotel.
  • Supporting with the preparation and management of all annual maintenance, property and estate budgeting to ensure accuracy in forecasted spend.
  • Managing energy conservation initiatives and monitor utility consumption.

The skills you’ll be sharing with us:

  • Proven experience as a maintenance manager or in a similar senior leadership role, ideally within hospitality or a guest‑focused industry.
  • Strong working knowledge of mechanical, electrical, plumbing, HVAC, and general maintenance tasks such as plastering, tiling, and painting.
  • A guest obsessed mindset with a proactive approach to solving problems and creating smooth experiences.
  • Confident leading a team with empathy, clarity, and a hands‑on attitude.
  • Excellent communication, organisation, and decision‑making skills—even when things get busy or unexpected.
  • Comfortable working a flexible schedule, including weekends, evenings, and occasional on‑call support.
  • Able to carry out practical tasks across the hotel, including lifting, climbing ladders, and working in varied conditions.
  • Calm and composed under pressure, with a solutions‑focused approach.
  • Familiar with using digital tools and maintenance systems.
  • Committed to safety, compliance, and creating a secure environment for guests and team members.
  • Holds a full, clean driving licence.
  • Able to meet the physical demands of the role in a safe and supported way.
