About Waterfold: We are a well-established and growing receivership business operating across the UK. Due to continued expansion, we are seeking an experienced and entrepreneurial professional to establish, lead and grow a national property maintenance service division that supports our existing portfolio of residential, commercial and mixed-use assets. This is a unique opportunity to build a national operation within an established business, with the autonomy and support required to create a market-leading property maintenance offering.

The Role: Reporting directly to the Managing Director, you will be responsible for developing and implementing a comprehensive national property maintenance strategy. You will establish contractor networks, create operational processes, oversee service delivery and drive revenue growth from both existing and new client relationships. The successful candidate will combine strategic leadership with hands-on operational expertise and have a proven track record within a national property maintenance environment.

  • Develop and implement a national property maintenance service across the UK.
  • Establish and manage a high-performing network of approved contractors and specialist suppliers.
  • Create service delivery standards, operational procedures and quality assurance processes.
  • Negotiate commercial agreements and service level arrangements with contractors.
  • Build and maintain strong relationships with clients, lenders, asset managers, receivers and property professionals.
  • Identify opportunities to expand maintenance services within the existing client base.
  • Manage budgets, profitability and commercial performance.
  • Monitor contractor performance, compliance and health & safety standards.
  • Recruit and develop internal team members as the division grows.
  • Produce management reports and performance metrics for senior leadership.

Candidate Profile: The ideal candidate will have:

  • Significant experience working for a national property maintenance company, facilities management provider or property services organisation.
  • A proven track record of establishing and managing nationwide contractor networks.
  • Strong commercial awareness with experience of growing service-based businesses.
  • Excellent contractor management and procurement skills.
  • Knowledge of residential and commercial property maintenance requirements.
  • Experience working within the property, asset management, receivership, insolvency or lender servicing sectors would be advantageous.
  • Strong leadership, communication and relationship-building abilities.
  • A proactive and entrepreneurial approach with the ability to create and implement new business initiatives.

Qualifications & Experience: Demonstrable experience in property maintenance, facilities management or property services leadership roles. Relevant property, construction or facilities management qualifications are desirable. Full UK driving licence.
