About the Role

Property Manager (Estates)

Location: Harlow (CM20 2FB) Hours: 37 hours per week Reports to: Regional Manager Salary: Dependent on experience

We\’re looking for an experienced and proactive Property Manager (Estates) to join our team in Harlow. You\’ll take ownership of a portfolio of residential developments, working closely with resident directors and leaseholders to deliver outstanding property management services.

This is a varied and rewarding role that combines operational management, customer service, and compliance – ensuring our sites are safe, well-maintained, and financially sound, while keeping our clients fully informed and supported.

Responsibilities

You\’ll be responsible for:

  • Acting as the main point of contact for your developments, ensuring all client and leaseholder communications are professional and timely.
  • Managing budgets, service charges, and financial reports in line with lease obligations and best practice.
  • Overseeing contractors and service providers to maintain high standards across cleaning, maintenance, and safety.
  • Carrying out regular site inspections and ensuring all health, safety, and compliance requirements are met.
  • Preparing for and attending residents\’ meetings, AGMs, and director meetings, ensuring minutes and follow-ups are completed.
  • Coordinating major works projects, Section 20 consultations, and insurance claims as needed.
  • Maintaining strong working relationships with leaseholders, clients, and internal colleagues to deliver excellent service.

Qualifications

  • Proven experience in residential block or estate management.
  • Strong understanding of leases, service charge budgets, and relevant property legislation.
  • Excellent organisational and communication skills.
  • Confidence managing multiple stakeholders and priorities.
  • A valid driving licence (for site visits).
  • IRPM or equivalent qualification is desirable, or a willingness to work towards it.
