About the Opportunity
Our client is a specialist boutique law firm advising a loyal and longstanding client base, primarily comprising farming families, landowners, rural clients and complex private estates. They are seeking an experienced Property Paralegal to join their property team, supporting a predominantly commercial property caseload. The work is varied and often complex due to the nature of clients' land, agricultural, rural and wider business interests, providing excellent exposure to high-quality property transactions.
Key Requirements
- You will be an experienced Property Paralegal with a sound understanding of commercial property transactions and the ability to progress matters efficiently while providing an excellent standard of client service.
- Previous commercial property paralegal experience, ideally 12 months+
- Good understanding of freehold and leasehold sales, purchases and lettings
- Experience preparing and reviewing contracts, leases, title documentation, searches, enquiries and commercial property forms
- Strong knowledge of the property transaction process from initial instruction through to exchange, completion and post-completion
- Confidence liaising with clients, solicitors, agents, lenders, surveyors and other professional advisers
- Strong file management, diary management and organisational skills, with the ability to manage multiple matters and deadlines
- Experience using case management systems, the Land Registry portal and Microsoft Office
- Excellent written and verbal communication skills with strong attention to detail
- A professional, proactive and collaborative approach with appropriate discretion when handling confidential client matters
- Experience of agricultural, rural, landed or other complex property interests would be particularly valuable, as would exposure to commercial acquisitions and disposals, leases, lease renewals, assignments and secured lending.
- Knowledge of Stamp Duty Land Tax and Land Registry applications, together with progress towards CILEX, CLC, LPC or SQE qualification, would also be advantageous.
Role & Responsibilities
As a Property Paralegal, you will work closely with solicitors and partners to progress a varied commercial property caseload, supporting transactions from initial instruction through to completion while maintaining a high standard of client care. Your responsibilities will include:
- Opening files, completing initial compliance checks and preparing client care documentation
- Drafting contracts, leases, transfer documents, completion statements and routine correspondence
- Ordering and reviewing searches, title documentation, enquiries and commercial property forms
- Liaising with clients, solicitors, agents, lenders, surveyors and the Land Registry
- Managing key dates, monitoring transaction progress and keeping clients appropriately updated
- Preparing matters for exchange and completion and dealing with post-completion formalities
- Managing straightforward property matters under appropriate supervision
- Supporting solicitors with more complex commercial, rural and agricultural property transactions
- Maintaining accurate files and ensuring compliance with regulatory, professional and internal requirements
