We are looking for an experienced Building Surveyor to work as part of a professional team to deliver Surveying services and carry out property inspections whilst delivering excellent customer service, record keeping and communication with other teams. You will be carrying out a range of surveying functions, so you will need to have an awareness of damp, fire safety, asbestos, energy efficiency, as well as knowledge of housing disrepair and environmental health legislation. You will also be expected to prepare schedules of work, adhere to control of contractors procedure and produce relevant reports.
Main job responsibilities:
- Carry out general building surveying inspections and defect diagnosis completing actions and making recommendations as required, ensuring they are in accordance with the regulatory requirements of building notices, planning applications and housing standards referrals.
- Identify breaches of S11 of the Landlord & Tenant Act 1985, WHG's asset management strategy and the Housing Health and Safety Rating System.
- Carry out Damp and Mould surveys and make remedial recommendations as required.
- Supervise and control external contractors meeting the requirements of the Construction Design and Management (CDM) Regulations 2015 ensuring completion of works in a timely manner.
- Ensure accurate and timely record keeping of any surveying related duties, ensuring systems are managed effectively and kept up to date.
- Undertake minor works surveys and produce repair schedules for trade colleagues or specialist contractors.
- Undertake assessments to produce Energy Performance Certificates as required for lettings and sales.
Required profile:
We are looking for someone who has:
- A HNC in a Construction discipline or an equivalent construction/surveying qualification.
- Knowledge and experience of carrying out general building surveys and inspections and surveys in line with breaches of S11 of the Landlord & Tenant Act 1985 and the Housing Health and Safety Rating System.
- Disrepair experience is not mandatory but is desirable.
- An awareness of the Regulatory Reform (Fire Safety) Order 2005 and carrying out Fire Risk Assessments.
- Knowledge of working with and managing Asbestos in buildings, including an understanding and awareness of the implications and risks associated with Asbestos.
- Experience in the identification of different types of dampness and the ability to recommend and schedule the correct remedial work in accordance with the requirements of the Homes (Fitness for Human Habitation) Act 2018.
- Knowledge of current housing disrepair and environmental health legislation and case law.
- Understanding of the Housing Health and Safety Rating System.
- The ability to accurately identify houses that are in disrepair and prepare detailed schedules of repair under the National Housing Federation Schedules of Rates or similar to remedy the disrepair.
- Knowledge and experience of contract management.
