Full job description My client is a London based contractor maintaining and repairing facades, windows, doors, curtain walling and fire doors in existing, occupied buildings for managing agents, developers and Tier 1 contractors. We are looking for a Project Manager to run our maintenance and repair works day to day alongside the directors. The role This is a maintenance and aftercare role on aluminium window, door and curtain wall systems, not a new build installation role. Most of our work is planned maintenance, reactive repairs and remedial works on buildings that are already lived in or in use, so you need to know how specific systems are built, how they fail and how to put them right with residents and building managers around you. It is a hybrid role with around three days a week on site and the rest in the office or working from home. Every day brings a different site and building, with PPM visits, reactive repairs and emergency call outs, so you need to be flexible and stay calm when plans change. Systems you must know We work every week on Schüco, Reynaers, Kawneer and Cortizo systems, along with Smart, AluK, Senior, Technal and Metal Technology. You need proven hands on maintenance or repair experience on at least two of these manufacturers, and you must be able to name the system series you have worked on, for example Schüco AWS 75 or ADS 70, Reynaers CS 77 or CP 155, Kawneer AA 100 or AA 541, or Cortizo COR 70 or 4200. You should be able to identify a system on site from its profiles and hardware, order the correct gaskets, seals, hinges, locks, handles, rollers and espagnolettes, and adjust or replace them without the manufacturer on site. If you only know it as a window, this role is not for you. What you will be doing Surveying defects on existing facades, windows and doors, identifying the system, finding the cause and reporting clearly on the repair needed. Running planned maintenance (PPM) contracts and reactive repair programmes for managing agents and building owners. Specifying repairs and replacement parts for named aluminium systems, including hardware, gaskets, seals, drainage and glazing. Planning works, programming labour and ordering materials and access. Preparing and managing RAMS, permits and site paperwork. Managing a team of around eight engineers and working closely with our office admin team. Being the main day to day contact for clients and building managers on live jobs, from first visit through to sign off. Attending emergency calls when needed. Supporting the directors with planning, pricing and the running of the business. Using AI tools and our internal systems to plan, report and quote faster. What we are looking for At least five years of experience in facade, glazing, curtain walling or window and door works (essential). At least three years of that in maintenance, repairs, remedials or aftercare on existing buildings (essential). Experience on new build installation only is not enough for this role. Hands on maintenance or repair experience on at least two of Schüco, Reynaers, Kawneer, Cortizo, Smart, AluK, Senior or Technal, with the system series named on your CV (essential). Experience managing works in occupied residential and commercial buildings, dealing directly with residents, building managers and managing agents. SMSTS or SSSTS (essential). CSCS card (essential). First Aid at Work certificate (essential). Full UK driving licence and right to work in the UK. Experience with AI tools is ideal. If you do not have it yet, we will train the right person. Preferred training Manufacturer system or fabricator training from Schüco, Reynaers, Kawneer, Cortizo or a similar system house. NVQ Level 2 or 3 in Fenestration Installation, Glazing or Curtain Walling. CWCT training, including site water testing of windows and curtain walls. IPAF 3a and 3b, PASMA, and BMU or suspended access familiarisation. Automatic door training (ADSA) or fire door maintenance training. Leak investigation and water testing experience. What we offer Company vehicle or travel allowance. A hands on role with real responsibility in a growing business. Salary to be agreed based on experience. About us My client is FENSA registered, Constructionline Gold, SSIP and SafeContractor accredited, and holds ADSA membership and BM TRADA Q-Mark certification. Safety and quality of workmanship come first on every job. How to apply Apply through CV LIBRARY with a CV listing the maintenance, repair and aftercare work you have managed on existing buildings, the manufacturers and system series you have worked on, any manufacturer training and your current tickets. Applications that do not name specific systems will not be considered. Pay: £59,000.00-£79,000.00 per year Ability to commute/relocate: * London, Greater London: reliably commute or plan to relocate before starting work (required) Application question(s): * Do you live within one hour's travel of central London? * Describe one maintenance or repair job you managed on an existing building, what the fault was and how you fixed it. * List the aluminium window, door or curtain wall systems you have personally maintained or repaired. Give the manufacturer and series for each, for example Schüco AWS 75, Reynaers CS 77, Kawneer AA 100 or Cortizo COR 70, and the building or type of building. * Pick one of those systems and describe a hardware, gasket or seal repair you carried out or managed on it.
