Waites Recruitment Consultancy are seeking an experienced Construction Director for a client who is wanting them to be the 1st point of call for Construction in England.
Project 1
- The project is in Oldbury Birmingham. CAT A value approx. £14M with a CAT to follow approx. £4 Million.
- We have just finished the PCSA period and design etc is finalised up to Stage 4. Tendering is almost complete.
- Start Date on site is end of March approx. but immediate start is required for the successful candidate to get himself up to speed on the project.
- Project is being done in 2 stages continuously. Currently the AA are in situ in the whole building but upon the works being completed they will retain approx. 75% of the building.
- The site will be a full live environment with the AA operating out of half of the building while we carry out Phase 1 works and vice versa for the Phase 2 works.
- They will then transfer to the finished side of the building and we will then carry out Phase 2.
- Our brief at present is to carry out a full CAT to the whole building for our client the building owner.
- We are separately in negotiation with the AA to carry out the CAT B to the areas they are retaining.
- They are currently about 4 weeks away from issuing us their stage 3 design for us to cost up.
- It is envisaged from both ourselves & the AA that we will come to an agreement re same as the costs savings/programme saving of us doing it rather than them bringing in someone when we are finished the CAT A is significant.
- Program is circa 12-15 months depending on the AA CAT B works.
Project 2 is in Leeds City Centre. CAT value approx. £6Million.
- We are just finalising the PCSA period & will be going out to tender in the next 2 weeks.
- We are due to commence stripping out 3 of the floors in early February to enable the client get deletion from the rating list.
- The main project will start in mid-May. The building will be fully vacant (there is a possibility the 3rd floor could have tenants).
- Project is being done in one stage over a period of approx. 9 - 10 months.
The person will need to have a proven track record in Fitout works of a similar nature & also have a very good understanding of M&E as it is by far the largest part & most critical part of the project.
The above are the 2 most critical projects that we need dealing with at present although there are further projects we are discussing with them but they won’t be starting until 2027.
The ideal candidate will base himself between the 2 projects and will have complete autonomy for running both. They will be supported on the admin side by the Dublin office & we will work together to put the appropriate site team to work underneath him etc.
