W13 Ltd is a growing design and build company with a strong pipeline of secured residential and mixed-use projects. As part of our continued expansion, we are seeking an experienced Residential Site Manager to take full responsibility for the successful delivery of high-quality developments.

The Role

As a Residential Site Manager, you will be responsible for the overall management and delivery of construction sites, ensuring projects are completed safely, on time, within budget, and to the highest standards. You will play a key role in coordinating trades, maintaining quality, and driving site performance.

Key Responsibilities

  • Full site management from setup through to completion
  • Planning, coordinating, and supervising all on-site activities
  • Managing subcontractors, labour, plant, and materials effectively
  • Ensuring projects are delivered on programme and within budget
  • Enforcing and maintaining high standards of health & safety (RAMS, site compliance)
  • Monitoring quality control, inspections, and snagging processes
  • Liaising with project managers, consultants, clients, and stakeholders
  • Ensuring compliance with drawings, specifications, and building regulations
  • Maintaining accurate site records, reports, and progress updates
  • Driving productivity and resolving on-site issues proactively

About You

  • Proven experience as a Site Manager or Senior Site Foreman in residential construction
  • Strong track record delivering housing or residential developments
  • Excellent leadership and team coordination skills
  • Strong understanding of construction sequencing and project delivery
  • Ability to read and interpret technical drawings and specifications
  • Proactive, organised, and solution-focused approach
  • Strong communication skills with all stakeholders
  • SMSTS (essential), First Aid preferred
  • Full UK driving licence
