We’re looking for an experienced and motivated Property Manager to oversee a varied portfolio of residential properties across London and Hertfordshire. The Role: You’ll be responsible for the day-to-day management of a diverse portfolio, carrying out tenancy administration, ensuring properties remain compliant, well maintained and that both landlords and tenants receive an exceptional level of service.
Key Responsibilities:
- Managing a portfolio of mainly residential properties from start to finish.
- Overseeing all aspects of Assured Periodic Tenancies (APTs) and non-APT tenancies.
- Serving statutory notices, including Sections 8, 13, 21 and 42 where required.
- Managing rent arrears and implementing effective recovery strategies.
- Coordinating tenancy administration, referencing, tenancy progression and rent reviews.
- Organising inventories, check-ins and check-outs.
- Managing planned, preventative and reactive maintenance.
- Monitoring vacant properties and implementing strategies to minimise void periods.
- Ensuring all properties remain fully compliant with current legislation and health and safety requirements.
- Carrying out routine property inspections.
- Working closely with our Property Management Assistants to ensure the smooth running of the portfolio.
About You: We’re looking for someone who has:
- A minimum of two years experience in residential property management.
- A strong understanding of UK residential tenancy legislation, compliance requirements and the Renters Rights legislation.
- Experience managing a residential property portfolio independently.
- Confidence in serving statutory notices and managing rent arrears.
- Excellent organisational and time management skills, with the ability to prioritise a busy workload.
- Outstanding communication and customer service skills.
- Experience using property management software.
- A full UK driving licence.
