  • Senior Operations Manager to lead the day-to-day operational delivery of a busy

Voids Service in South East London .

This is a key operational leadership role, responsible for managing service performance, workforce activity, contractors and operational delivery across the full voids operation.

The successful candidate will play a central role in improving void turnaround times, increasing housing availability and supporting the wider Voids Recovery Programme.

You will work closely with the Interim Voids Business Development Lead, providing strong operational leadership while supporting wider service recovery and improvement objectives.

Key Responsibilities

  • Lead the day-to-day operational delivery of the Voids Service.
  • Translate strategic objectives into clear operational delivery plans.
  • Manage and provide leadership to Contracts Managers, holding them accountable for performance and outcomes.
  • Oversee the operational performance of Surveyors and Service Managers.
  • Set priorities, manage resources and ensure workloads are effectively allocated.
  • Monitor service performance, productivity and delivery against targets.
  • Manage and escalate operational issues where required.
  • Drive contractor performance and ensure effective collaboration across internal teams and contractors.
  • Work closely with Relationship Managers to use KPI and performance data to identify issues and drive improvements.
  • Promote a collaborative "One Team" approach across Voids, Lettings, Contractors and Support Services.
  • Lead recovery activity where workflows or performance fall behind target.
  • Ensure operational compliance and consistency across the service.
  • Provide visible leadership across operational offices and contractor locations.
  • Support the wider recovery programme and sustainable improvements to the voids service.

Senior Operations Manager with a strong background in housing operations, voids or a similar local authority environment.
You should have:

  • Significant experience leading operational teams within a housing or property environment.
  • Strong experience managing managers and large operational teams.
  • Experience managing contractors and monitoring contract performance.
  • A strong understanding of voids operations and the importance of reducing turnaround times.
  • Excellent performance management and stakeholder management skills.
  • The ability to use data, KPIs and management information to drive operational improvements.
  • Strong organisational and problem-solving skills.
  • The confidence to challenge underperformance and drive accountability.
  • Experience working in a fast-paced service recovery
