Key Responsibilities:
* Tenancy Management: Manage council housing tenancies, ensuring tenants comply with tenancy agreements, and resolve tenancy-related issues (e.g., rent arrears, antisocial behavior, property maintenance).
* Tenant Support: Provide support and advice to tenants on housing-related issues, such as rent payments, housing benefits, and general tenancy queries.
* Rent Collection: Oversee the collection of rents, monitor arrears, and work with tenants to develop repayment plans as required.
* Property Inspections: Conduct regular property inspections to ensure properties are in good condition, and carry out follow-up actions for repairs and maintenance.
* Allocations & Transfers: Assist in the allocation and transfer of properties according to local housing policies, ensuring fair distribution based on need and eligibility.
* Complaint Management: Investigate and resolve tenant complaints in a timely and professional manner, ensuring high levels of tenant satisfaction.
* Collaboration with External Agencies: Work alongside support agencies, social services, and contractors to ensure tenants receive the appropriate assistance and services.
* Health and Safety Compliance: Ensure properties meet health and safety standards and adhere to housing regulations.
Essential Qualifications & Skills:
* Experience: At least 2 years of experience in social housing or property management (preferably within local government or housing associations).
* Knowledge: A good understanding of housing law, tenancy agreements, rent collection, and local government housing policies.
* Communication Skills: Excellent communication skills (both verbal and written) to effectively liaise with tenants, colleagues, and external agencies.
* Organisational Skills: Strong ability to manage your time effectively, handle a caseload, and work independently.
* Problem-Solving: Ability to identify problems and find creative solutions to ensure tenant satisfaction.
* IT Proficiency: Proficient in Microsoft Office and housing management software (e.g., Northgate, Capita).
* Driving Licence: A full UK driving licence is preferred but not essential.
Desirable:
* Relevant Qualifications: A housing or property management qualification (e.g., CIH Level 3 Certificate in Housing).
* Experience in London: Familiarity with housing issues specific to the London area (e.g., high demand, affordable housing shortages).
* Multilingual: Ability to speak additional languages is an advantage.
