Senior Building Control Surveyor – Class 3 Registered Building Inspector

VNA Recruitment is recruiting for two experienced Senior Building Control Surveyors to join a busy Building Control service within a large organisation in Central London.

This is an excellent contract opportunity for experienced Class 3 Registered Building Inspectors with a strong background managing complex developments, higher-risk buildings and technically challenging Building Control cases.

You will take responsibility for a varied portfolio of complex construction projects, carrying out plan assessments and site inspections, providing specialist regulatory advice and managing cases through the Building Control process.

The position offers hybrid working, a competitive day rate which is negotiable for the right candidate, and the potential for the contract to be extended or become permanent.

Class 3 Registered Building Inspector status is essential for this position.

The Role

As a Senior Building Control Surveyor, your responsibilities will include:

  • Managing a portfolio of complex Building Control cases and construction projects
  • Working on significant commercial developments and higher-risk buildings
  • Reviewing plans, drawings and specifications for compliance with Building Regulations
  • Carrying out technical assessments of complex construction proposals
  • Undertaking site inspections throughout the construction process
  • Providing specialist Building Control and regulatory advice
  • Identifying non-compliant work and advising on appropriate remedial action
  • Assessing potentially dangerous structures
  • Coordinating emergency or remedial works where required
  • Investigating unauthorised building works
  • Dealing with demolition notices and associated regulatory matters
  • Managing Building Regulations enforcement activity
  • Preparing statutory notices, technical reports and evidence files
  • Supporting legal and enforcement proceedings where required
  • Acting as an Expert Witness where necessary
  • Liaising with developers, architects, structural engineers, contractors and statutory consultees
  • Managing complex technical discussions and negotiations
  • Maintaining accurate inspection records, case files and audit trails
  • Managing projects and cases in accordance with statutory timescales
  • Providing technical support and guidance to less experienced surveyors
  • Contributing to service improvement and professional standards across the Building Control team

About You

To be considered for this position, you must have:

  • Class 3 / Level 3 Registered Building Inspector status
  • Significant professional experience within Building Control
  • Strong experience working at Senior Building Control Surveyor level
  • Ideally 7 years or more Building Control experience
  • Experience managing complex construction projects
  • Strong experience dealing with higher-risk and technically complex buildings
  • Excellent knowledge of the Building Regulations
  • Strong knowledge of the Building Act 1984
  • Good working knowledge of the Building Safety Act
  • Understanding of Building Safety Regulator requirements
  • Experience reviewing complex plans, drawings and construction specifications
  • Extensive site inspection experience
  • Experience identifying and resolving Building Regulations non-compliance
  • Experience dealing with enforcement and regulatory matters
  • Ability to interpret and apply complex technical and regulatory requirements
  • Strong technical report-writing skills
  • Excellent attention to detail and record keeping
  • Strong stakeholder management and negotiation skills
  • Confidence dealing with developers, architects, contractors and other construction professionals
  • Ability to manage a demanding and technically complex caseload independently

Qualifications & Professional Membership

A degree or equivalent qualification in a relevant discipline is sought, such as:

  • Building Control
  • Building Surveying
  • Construction
  • Civil Engineering
  • Or another relevant built environment discipline

Full professional membership with a recognised body such as RICS, CABE or CIOB is also highly desirable.

Travel

A full driving licence and suitable means of travel will be required to undertake site inspections as part of the role.
