Commercial Property Surveyor
VNA Recruitment is currently recruiting for an experienced Commercial Property Surveyor to join a busy Strategic Property team within a large organisation in East London.
This is an excellent opportunity for an experienced General Practice Surveyor, Estates Surveyor or Commercial Asset Manager with strong landlord and tenant experience to take responsibility for a diverse commercial property portfolio.
You will manage a broad range of estate management matters including rent reviews, lease renewals, commercial lettings, valuations, acquisitions, disposals and asset management, while providing professional property advice to internal and external stakeholders.
The role offers a highly competitive £500 Umbrella per day, an immediate start and the potential for the contract to be extended or become permanent.
The Role
As a Commercial Property Surveyor, your responsibilities will include:
- Managing a diverse portfolio of commercial property assets
- Providing professional estate management and property advice
- Carrying out property inspections and valuations
- Managing rent reviews and lease renewals
- Negotiating commercial lettings and agreeing Heads of Terms
- Marketing and letting vacant commercial units
- Managing landlord and tenant matters across the portfolio
- Negotiating licences to assign, sublet or alter
- Managing deeds of variation and change of use applications
- Investigating and resolving breaches of covenant
- Supporting commercial property acquisitions and disposals
- Managing wayleaves, easements and other property consents
- Undertaking options appraisals for complex or underperforming assets
- Identifying opportunities to increase rental income and improve asset performance
- Supporting the management of rent arrears, voids and debt recovery
- Managing multi-let commercial properties
- Working with contractors and professional consultants on repairs and planned maintenance
- Supporting statutory compliance and property Health & Safety requirements
- Providing advice on complex and potentially contentious property matters
- Preparing professional reports, recommendations and briefing papers
- Supporting property valuation programmes where required
- Maintaining accurate property, lease and asset management records
About You
To be considered for this position, you should have:
- Significant experience in commercial property or estates management
- Strong General Practice Surveying experience
- Experience managing a varied commercial property portfolio
- Excellent knowledge of landlord and tenant matters
- Strong experience managing rent reviews and lease renewals
- Commercial lettings and negotiation experience
- Experience agreeing Heads of Terms
- Experience dealing with complex or contentious property matters
- Good understanding of commercial property legislation and best practice
- Strong knowledge of lease interpretation and property agreements
- Experience supporting property acquisitions and disposals
- Strong commercial and financial awareness
- Ability to identify opportunities to maximise income and asset performance
- Knowledge of statutory property compliance and Health & Safety requirements
- Experience working with contractors and external professional consultants
- Experience using property or asset management systems
- Strong written communication and report-writing skills
- Excellent negotiation and stakeholder-management skills
- Ability to manage a varied caseload and competing priorities independently
Professional Requirements
Applicants should have:
- RICS membership on the Commercial Property or Valuation pathway, or be actively working towards qualification
A relevant degree in Property, Real Estate, Estate Management, Surveying or a related discipline would also be advantageous.
