Here at VIVO, we are seeking a motivated, ambitious and hands-on Maintenance Team Operations Lead to drive performance, quality and customer excellence across this high-profile estate. The Role:
- As Maintenance Team Operations Lead, you will take ownership of the day-to-day delivery of reactive works, planned preventative maintenance (PPM) and small works projects.
- Reporting to the Technical Service Manager and working closely with the Grounds Estate Manager, you will lead from the front to ensure every task is delivered safely, efficiently and right the first time.

About the Role:
- You will manage your team's work queue from allocation through to completion, ensuring reactive, PPM and small works are delivered within agreed timescales and quality standards.
- Working collaboratively with the site scheduling team, you will coordinate bookings and ensure smooth operational delivery.
- You will be expected to work with minimal supervision and make informed decisions on the most appropriate repair solutions.
- You will plan and oversee more complex or larger jobs, ensuring projects are completed to a high standard and self-snagged upon completion.
- You will undertake ongoing risk assessments aligned to the team's activities and ensure all Health & Safety documentation, including RAMS, is in place and understood before works commence.
- You will manage materials effectively, obtain quotations from preferred suppliers and maintain cost awareness to ensure value for money across the contract.
- A key part of the role is maintaining van stock levels to support right-first-time fixes and accurately recording job details using both electronic and paper-based systems, including CAFM platforms.
- You will attend and deliver team briefs, toolbox talks and technical bulletins, and mentor apprentices where required to support workforce development.
- You will liaise professionally with MOD customers and supply chain partners, consistently demonstrating VIVO's core values of flexibility, exceptional communication, pride, trustworthiness, innovation and care.
- Participation in shift patterns and out-of-hours rotas will be required to meet operational demands.
What you'll need:
- Applicants must hold a full UK Driving Licence and an NVQ Level 2 qualification in a relevant trade or have equivalent experience.
- A NEBOSH, IOSH or SMSTS qualification or similar Health & Safety certification is required.
- You should have previous experience in multi-trade works or a construction environment and possess a strong understanding of construction and property maintenance processes.
- You must be able to follow written and verbal instructions, work reliably and punctually, and demonstrate competence using hand tools and IT systems, including CAFM software.
- The role requires the ability to work outdoors in all weather conditions and to plan resources effectively while monitoring performance against clear objectives and milestones.
- You must be able to pass SC Clearance to be eligible for this role and be a British National.
