What is the role? We are looking for an experienced interim Property Manager to join our private-sector property team on an initial 6-month contract.
The role will involve the day-to-day management of a diverse portfolio of privately owned residential properties, covering a geographical area.
The portfolio includes residential properties forming part of established rural estates, as well as properties owned by private residential landlords.
This is a hands-on role for an experienced property professional who can quickly take responsibility for a portfolio and provide a high-quality service to landlords, tenants, contractors and other stakeholders.
You will be responsible for the effective management of residential properties, including tenancy matters, landlord relationships, property inspections, repairs and maintenance, compliance, contractors and property-related administration.
A formal property qualification is not essential.
We are more interested in relevant practical experience within the private residential property sector.
ARLA qualification or membership would be advantageous but is not required.
The successful candidate will need to be able to work independently, prioritise effectively and make an immediate contribution within a busy property environment.
Key Responsibilities
- Residential Property Management
- Manage a portfolio of privately owned residential properties.
- Take responsibility for the day-to-day management of properties and tenancies.

- Landlord & Client Management
- Develop and maintain strong relationships with private landlords and rural estate clients.
- Provide regular updates on property condition, tenancy matters, maintenance and expenditure.
- Deal confidently with landlord queries and provide practical recommendations.
- Understand individual client requirements and deliver a responsive service.
- Escalate significant issues and provide clear advice on proposed actions.
- Repairs & Maintenance
- Manage day-to-day repairs and maintenance across the portfolio.
- Assess maintenance issues and determine appropriate action.
- Obtain quotations and instruct contractors where authorised.
- Coordinate and monitor contractors and ensure works are completed appropriately.
- Deal with urgent and emergency maintenance matters.
- Monitor outstanding repairs and ensure they are followed through.
- Review contractor invoices and monitor expenditure.
- Identify opportunities for preventative and planned maintenance.
- Property Inspections
- Undertake regular property inspections.
- Assess property condition and identify maintenance or improvement requirements.
- Prepare inspection reports and recommendations.
- Coordinate access with tenants and contractors.
- Follow up on issues identified during inspections.
- Monitor properties between tenancies and coordinate required works.
- Compliance
- Support the effective management of residential property compliance.

- Administration & Reporting
- Maintain accurate property, tenancy, maintenance and compliance records.
- Update property management systems and databases.
- Maintain schedules for inspections, repairs and compliance requirements.
- Monitor property expenditure and assist with budgets.
- Review contractor quotations and invoices.
- Produce reports and management information for landlords and senior management.
Who is the Person?
We are looking for an experienced property professional who can hit the ground running and take ownership of a residential property portfolio from the outset.
You will ideally have
- Proven experience as a Property Manager, Residential Property Manager or similar.
- Strong experience within the private residential property sector.
- Experience managing properties on behalf of private landlords.
- Experience managing a residential property portfolio.
- Good knowledge of residential lettings and tenancy management.
- Experience managing repairs, maintenance and contractors.
- A good understanding of residential property compliance.
- Excellent organisational and administrative skills.
- Strong communication and relationship-management skills.
- The ability to work independently and use initiative.
- Strong attention to detail.
