Location: Basildon, United Kingdom
Contract: Interim
About the role
Our client is looking for a Voids and Adaptations Surveyor to join its housing repairs and maintenance team in Basildon on an interim basis. The role covers two connected areas of work: returning empty homes to a lettable standard, and delivering adaptations that allow residents to live safely and independently in their homes.
The successful candidate will inspect void properties, scope the works required and manage them through to completion. You will also handle adaptations referrals, working with occupational therapists, residents and contractors to agree suitable solutions, specify the works and oversee delivery. The role needs a balance of technical knowledge, cost control and clear communication with residents and colleagues.
The organisation needs someone who can pick up a live workload quickly and contribute from the start of the assignment. You will work alongside housing, repairs and contract management colleagues, helping to reduce void turnaround times and deliver adaptations to a consistent standard.
Main responsibilities
- Carry out pre-termination and void inspections, and prepare detailed schedules of works
- Manage void properties through to completion, keeping turnaround times and costs under control
- Assess adaptations referrals and agree appropriate works with occupational therapists and residents
- Specify, price and oversee major and minor adaptations, such as level access showers, ramps, stairlifts and ground floor extensions
- Instruct, monitor and inspect the work of contractors, making sure quality and specification are met
- Carry out post-inspections and sign off completed works before handover
- Check that valuations and invoices are accurate, and manage works within agreed budgets
- Identify and report health and safety issues, including asbestos, electrical and gas safety requirements
- Keep accurate records on the housing management and works systems
- Liaise with residents, colleagues, contractors and partner agencies to resolve issues quickly
Requirements
- Proven experience as a Voids Surveyor, Adaptations Surveyor or similar housing maintenance role
- Sound knowledge of building construction, defects and repair methods
- Experience of managing void works and, ideally, disabled adaptations in social housing
- Understanding of the Decent Homes Standard, the Housing Health and Safety Rating System and relevant compliance requirements
- Ability to specify works, control costs and manage contractors effectively
- Confident use of housing and works management systems
- Strong communication skills, with a considerate approach when working with residents
- Full UK driving licence and access to a vehicle for site visits
- Eligibility to work in the UK
- Able to work from the Basildon location
The offer
This is an interim position based in Basildon. Rate, start date and duration are to be confirmed with candidates. You will join an established housing team and take on a live caseload of voids and adaptations from the start of the assignment.
If you are a housing surveyor looking for interim work in Basildon and want to combine void turnaround with adaptations that make a difference to residents, this role is worth a conversation.
