The Disrepair Surveyor will be responsible for inspecting properties, diagnosing building defects, and ensuring compliance with housing disrepair legislation. The role involves preparing detailed and accurate Civil Procedure Rules compliant inspection reports, managing remedial works, liaising with tenants, contractors and other council departments to resolve disrepair claims efficiently and professionally.
The main responsibilities include:
- Undertaking technical surveys on the housing stock, including leasehold flats, to identify and make accurate diagnosis of complex repairs, including specifying materials, work content trades and placing the work with suitable contractors.
- Producing accurate, detailed CPR compliant reports including photographic evidence and cost estimates for remedial works. A copy of at least two CPR compliant survey reports must be submitted and reviewed prior to any offer.
- Maintaining clear records for potential legal proceedings and attending court hearings to give expert witness evidence if required.
- Working closely with the Disrepair Managers and Contractors to manage disrepair claims from initial inspection through to resolution, which may include additional progress inspections.
- Undertaking all post inspections ensuring all works are completed to a satisfactory standard and arranging for rectification of any sub-standard works identified.
- Completing assessment of works for exclusions by the partnering contractors monthly, ensuring that works have been carried out to the correct quality and standard required and arranging for any refund or credit note for any overcharging of works that is identified.
The Experience You Will Bring:
- Experience and knowledge of the building maintenance industry including relevant experience in the inspection of domestic property and the remedy of maintenance problems.
- Strong knowledge of housing disrepair legislation and Awaab's Law.
- Extensive knowledge of Health & Safety legislation, including CDM regulations and Housing Health and Safety Rating System (HHSRS).
- Excellent report writing and communication skills.
- Ability to manage multiple inspections and completion of reports to meet strict deadlines under pressure.
- Good level of IT skills, including Word, Excel and design software.
- Experience of developing and sustaining effective working relationships and communications, both internally and externally, with a range of contacts.
