About the Role We are seeking an experienced Repairs Officer to join our Housing Repairs and Compliance team. You will play a key role in delivering high-quality responsive repairs, voids, and planned maintenance services to our residents, while ensuring full compliance with statutory and regulatory standards — including Awaab's Law, the Decent Homes Standard, and fire safety requirements. This is an excellent opportunity for a housing professional with a strong understanding of repairs, disrepair casework, and tenant safety to make a real difference to the quality and safety of council housing stock. Key Responsibilities * Manage a caseload of responsive repairs, voids, and planned maintenance works, ensuring works are diagnosed, scheduled, and completed to agreed timescales and quality standards. * Handle disrepair cases and complaint/claim management in line with legal and regulatory requirements. * Ensure compliance with Awaab's Law, Decent Homes Standard, damp and mould policy, fire safety, and wider health & safety obligations. * Conduct property inspections, void checks, and repairs diagnostics to identify works required and prevent recurring issues. * Liaise with contractors, surveyors, and internal teams to ensure repairs are delivered efficiently and to a high standard. * Maintain accurate records on housing management systems (e.g. Orchard, NEC, Northgate, or similar). * Work closely with tenancy, neighbourhood, and estate management colleagues to identify and resolve issues affecting resident safety and satisfaction. * Support safeguarding practices and respond appropriately to vulnerable residents' needs. * Represent the service at resident meetings, ombudsman reviews, and internal governance processes as required. What We're Looking For * Proven experience in a repairs, disrepair, voids, or property-related role within local authority, housing association, or registered provider housing. * Strong working knowledge of Decent Homes, Awaab's Law, damp and mould regulations, and fire safety compliance. * Experience managing disrepair cases and/or complaint and claims processes. * Confident using housing management systems (Orchard, Genero, SDM, NEC, Northgate, or similar). * Excellent communication, negotiation, and organisational skills, with the ability to manage a busy and varied caseload. * A resident-focused approach, with sound judgement and a proactive attitude to problem-solving. * Understanding of wider housing management principles (tenancy, ASB, estate management) is desirable but not essential
