Interim Home Buyer Surveyor – London/ Home Counties Location: London/ Home Counties Contract: Interim / Contract Start: Immediate / ASAP Qualification: AssocRICS, MRICS or FRICS – essential The Role We are looking for an experienced Residential Surveyor to join our team on an interim basis, covering residential property inspections across London. The main focus of this role will be carrying out RICS HomeBuyer / Level 2 surveys, alongside a requirement to undertake Level 3 Building Surveys where required. The successful candidate will have strong practical experience in residential surveying, excellent knowledge of residential construction and defects, and the ability to produce clear, accurate and professional reports within agreed timescales. This is a hands-on, client-facing role suited to an experienced surveyor who can work independently and manage a busy caseload. Key Responsibilities * Undertake RICS HomeBuyer / Level 2 surveys as the primary function of the role. * Complete detailed inspections of residential properties across London. * Prepare clear, accurate and professionally presented HomeBuyer survey reports. * Identify and report on defects, risks, maintenance requirements and areas requiring further investigation. * Undertake RICS Level 3 Building Surveys where required. * Assess the construction, condition and overall performance of residential properties. * Identify common residential defects including damp, timber defects, roof defects, movement, cracking, drainage issues and other building pathology. * Provide clients with clear and practical advice regarding the condition of their property and any recommended further investigations or remedial works. * Maintain high standards of professional judgement and technical accuracy. * Manage inspections and reporting deadlines effectively. * Communicate professionally with homeowners, clients, estate agents and other property professionals. * Ensure all surveying work is undertaken in accordance with relevant RICS professional standards and requirements. Essential Requirements * AssocRICS, MRICS or FRICS – essential. * Proven experience as a Residential Surveyor. * Significant HomeBuyer / RICS Level 2 survey experience – essential. * Strong experience producing HomeBuyer reports independently. * Experience undertaking RICS Level 3 Building Surveys. * Strong knowledge of residential construction, defects and building pathology. * Excellent report-writing skills. * Strong client-facing and communication skills. * Ability to work independently and manage a high-volume caseload. * Professional, reliable and commercially aware approach. The Ideal Candidate The ideal candidate will be an experienced RICS-qualified Residential Surveyor who is confident carrying out HomeBuyer / Level 2 surveys as their primary workload. You will be technically competent, comfortable working independently and able to deliver high-quality inspections and reports to tight deadlines. Strong experience dealing directly with homeowners and providing clear, practical advice is essential. HomeBuyer survey experience is a key requirement of this position.
