About the role
Our client, an established practice based in Hereford, is looking for an experienced Conveyancer to join the team on a locum basis. The role covers the day-to-day management of a property transaction caseload, supporting clients and colleagues from the point of instruction through to completion and post-completion matters.
You will take ownership of your own files and be responsible for moving them forward in a timely, accurate and compliant way. This includes carrying out title investigations, reviewing searches, raising and responding to enquiries, and keeping clients, agents and other parties informed at each stage of the transaction.
The role suits a conveyancer who can step into a live workload and work independently, while communicating clearly with the wider team. You will be working in Hereford, so candidates based locally or within easy reach of the city will be well placed.
Main responsibilities
- Manage a caseload of conveyancing transactions from instruction through to completion and registration
- Carry out client onboarding, including identity and anti-money laundering checks
- Review title documents, contracts, searches and property information forms, and identify any issues that need to be resolved
- Draft, review and negotiate contracts, transfers and other transaction documents
- Raise and respond to pre-contract enquiries and deal with requisitions promptly
- Report to clients on title and transaction progress, explaining legal points in clear, practical terms
- Handle completion statements, funds, Stamp Duty Land Tax returns and Land Registry applications
- Maintain accurate, up-to-date case records and file notes
- Work within the firm’s compliance, risk and quality procedures
Requirements
Essential
- Proven experience working as a Conveyancer in England and Wales
- Sound working knowledge of conveyancing law and practice
- Ability to manage your own caseload with minimal supervision
- Strong attention to detail and organisational skills
- Clear, professional communication with clients, agents and colleagues
- Familiarity with case management systems and Land Registry processes
Desirable
- A recognised conveyancing or legal qualification (for example CILEx, Licensed Conveyancer or Solicitor), or equivalent practical experience
- Experience handling both freehold and leasehold transactions
- Experience handling transactions involving mortgage lenders
