Conveyancing Solicitor in Cranbrook

Cranbrook Full-Time On-site
V

Location: Cranbrook, Kent, United Kingdom
Contract: Locum

About the role

Our client is looking for a Conveyancing Solicitor to join the team on a locum basis, managing a varied property caseload and helping to maintain a consistent standard of service to clients during the contract.

The successful candidate will handle matters from instruction through to completion, working with minimal supervision and keeping clients, agents and lenders informed at each stage. The work is expected to centre on residential conveyancing, with scope to take on other property matters depending on experience and the needs of the practice.

This is a position for a conveyancer who is comfortable running their own files, dealing directly with clients and settling quickly into an established team. The practice offers a practical mix of work, including the kind of rural and village property matters common in this part of Kent.

Main responsibilities

  • Manage a caseload of conveyancing matters from instruction to completion
  • Handle residential sales, purchases, remortgages and transfers of equity
  • Act on leasehold and new build transactions where experience allows
  • Carry out due diligence, title review, searches and enquiries, and report clearly to clients
  • Draft, review and negotiate contracts, transfers and related documentation
  • Deal with lenders, estate agents, other solicitors and third parties
  • Complete registration with HM Land Registry and manage SDLT requirements
  • Maintain accurate file records and comply with anti-money laundering and regulatory procedures
  • Keep clients updated and provide clear, practical advice throughout each matter
  • Work with colleagues across the practice to ensure continuity of service

Requirements

Essential

  • Qualified solicitor, or Chartered Legal Executive, with a current right to practise in England and Wales
  • Proven experience handling residential conveyancing transactions
  • Strong working knowledge of conveyancing practice and procedure
  • Ability to manage a caseload independently and work to deadlines
  • Good written and verbal communication skills
  • Sound understanding of AML and professional conduct requirements

Desirable

  • Experience in commercial property, agricultural or rural property matters
  • Experience working in a regional or private client-focused practice
  • Familiarity with case management and conveyancing software
  • Experience with registered and unregistered land matters

The offer

This is a locum role based in Cranbrook. Rate, contract duration, start date and working pattern are to be confirmed with candidates. Further detail on the practice, caseload and expectations of the role will be shared with shortlisted applicants.
