Warrington. Job Type: Full time. In a Nutshell… We have an exciting opportunity for a Assistant Land Manager to join our team within Vistry Manchester & Cheshire East, at our Warrington office.

As our Assistant Land Manager, you will identify, appraise and submit offers to acquire land opportunities to meet business requirements, including growth plans and margin improvement, as well as enhance the company\’s reputation in the marketplace. Assist the Land team in sourcing viable, attractive and profitable land opportunities in line with the business\’s core strategy across Greater Manchester. Successful candidate will be part of a growing business, working within a successful Land & Planning department and reporting to the Land & Planning Director. We value in‑person collaboration and team culture, but we are also committed to supporting flexible working where possible, procedures including providing accurate and articulate reports in line with governance/procedural requirements. Establish and maintain effective working relationships with local authorities, national and local agents, landowners and promoters in pursuit of opportunities for the company. Represent the business in a professional and credible manner and build excellent working relationships across the sector in order to promote Vistry Partnerships and gain positive exposure for the business. Work with internal colleagues to drive the development agenda forward and ensure our offering is competitive and credible. Build a pipeline landbank through the acquisition of circa 250 homes per annum based on a strong margin and advantageous deal structure and cashflow. Ensure familiarity with the Group\’s Health, Safety and Environmental policies.

Responsibilities

  • Identify, appraise and submit offers to acquire land opportunities to meet business requirements, including growth plans and margin improvement, and enhance the company’s reputation.
  • Assist the Land team in sourcing viable, attractive and profitable land opportunities in line with the business’s core strategy across Greater Manchester.
  • Provide accurate and articulate reports in line with governance/procedural requirements.
  • Establish and maintain effective working relationships with local authorities, national and local agents, landowners and promoters in pursuit of opportunities for the company.
  • Represent the business professionally and build excellent working relationships across the sector to promote Vistry Partnerships and gain positive exposure.
  • Work with internal colleagues to drive the development agenda forward and ensure our offering is competitive and credible.
  • Build a pipeline landbank through the acquisition of circa 250 homes per annum based on a strong margin and advantageous deal structure and cashflow.
  • Ensure familiarity with the Group’s Health, Safety and Environmental policies.
  • Identify and appraise new residential land opportunities for open market sale, private rent and affordable housing in line with the partnerships approach and business plan.
  • Develop a detailed knowledge of development opportunities and competitor activity within the region to propose acquisition strategies with strong commercial acumen and present development opportunities to senior colleagues for approval.
  • Work with colleagues in the development team to formulate and manage offers and coordinate early technical investigations required to formulate land bids.
  • Work closely with Development and Sales colleagues to seek supporting information where necessary and monitor site progress through to offer acceptance.

Qualifications

  • Minimum of Degree standard or suitable alternative experience.
  • Confident communicator, strong negotiation skills and excellent presentation skills.
  • Geographical knowledge of the Greater Manchester area.
  • Able to negotiate land agreements with solicitors, agents and third parties.
  • Positive attitude towards teamwork.
  • Desirable: Member or working towards becoming a professional body, e.g., RICS qualified.
  • Minimum 1 year’s experience either from a Land Agency or Developer background.
  • Ability to identify viable land development opportunities both on and off market for delivery in the short to medium term.
  • Build a short‑ and medium‑term pipeline landbank based on strong margin and advantageous deal structure and cashflows.
  • Maintain and expand the Division’s key contact base, e.g., land agents, landowners, local authorities.
  • Technical ability and good understanding of the planning process.
  • Understanding of the residential market, plus a network of contacts within the industry.
