The Data Centre Market Analyst is responsible for assembling, analysing, and integrating external and internal market intelligence to support the company’s European data‑centre expansion strategy. The role acts as a central intelligence function, consolidating market data, regulatory developments, power‑delivery constraints, supply pipelines, demand signals, and industry news into clear, decision‑ready outputs for senior leadership, including C‑Suite, Executive Committee, and the Board. This is not a technical engineering or transaction execution role. The focus is on market intelligence, external data curation, analysis, and reporting aligned with the UK and European expansion goals at VIRTUS.

Duties and Responsibilities

  • Build and maintain country and city level market views for UK and European data‑centre markets.
  • Analyse supply dynamics, including:
    • Operational capacity
    • Capacity under construction
    • Planned and permitted pipeline
  • Develop comparative market attractiveness and constraint assessments to support prioritisation.
  • Track and analyse power‑delivery conditions by market, including:
    • Grid availability and connection lead times
    • Known moratoria, connection freezes, or policy constraints
    • Practical vs theoretical power capacity
  • Produce clear power‑risk summaries highlighting implications for timing, scale, and market entry.
  • Surface early‑warning indicators where grid constraints may materially impact development strategy.
  • Monitor UK, EU‑level and country‑specific regulation impacting data centres, including:
    • Planning and zoning restrictions
    • Energy efficiency and sustainability requirements
    • Reporting and compliance obligations
  • Prepare plain‑English regulatory summaries suitable for non‑technical stakeholders.
  • Track emerging policy trends and assess potential strategic impact.
  • Assemble external demand indicators, including:
    • Hyperscale and colocation demand trends
    • AI‑driven demand dynamics
    • Public disclosures from major market participants
  • Support demand conviction by aligning broader market signals with internal commercial insights.
  • Maintain active monitoring of industry news, media, and market‑player announcements.
  • Identify and summarise:
    • Market entries and exits
    • Project delays, cancellations, or accelerations
    • Shifts in capital allocation or market focus
  • Prepare market content for senior leadership, including:
    • ExCo papers
    • Board presentations
    • Market‑entry and expansion decks
  • Translate complex external data into clear, defensible narratives.
  • Ensure outputs are concise, structured, and suitable for senior decision‑making.

Qualifications and Skills

  • Bachelor or Master’s degree or equivalent experience.
  • Broad experience in research, analysis, and report writing, preferably in the data centre or infrastructure fields.
  • High level of analytical, interpretive skills and presentation in both verbal, graphic, and written communication.
  • Strong attention to detail, and ability to resolve complex issues.
  • The successful applicant must be willing to undergo a BS7858 screening process.
