Purpose of Role
We are seeking an experienced Hard Services Facilities Manager to lead the delivery of maintenance and compliance across a portfolio of commercial & retail spaces situated within the Transport for London (TfL) estate.
Job Description
This role is part of the TfL Commercial Development Contract, which covers a wide range of tenanted retail units embedded within London Underground stations. The focus is on ensuring safe, compliant, and efficient management of core infrastructure and services across a high-footfall, fast-paced environment. This is an exciting opportunity to join a flagship public-sector contract with a leading FM provider—offering autonomy, complexity, and the opportunity to make a visible difference across one of London’s most recognisable estates.
Responsibilities
•Take full ownership of hard FM services for retail units and public-facing spaces across multiple Underground stations.
• Lead planned and reactive maintenance activity, minimising disruption and maintaining tenant satisfaction.
• Manage engineering and general maintenance contractors
• Ensure full statutory compliance, including RAMS review, permit-to-work systems, site audits, and technical inspections.
• Provide costings and manage minor works projects (typically up to £15k), including proposal and delivery oversight.
• Monitor and report on contract performance, spend, and KPIs.
• Act as escalation point for any urgent facilities-related issues – including one week in five on-call cover.
• Build and maintain strong relationships with key stakeholders including TfL, commercial tenants, and internal teams.
Essential Qualifications/Skills
• Proven experience as a Hard Services Facilities Manager, ideally within transport, retail, or public-sector environments.
• Good technical knowledge of M&E systems, plant, infrastructure, and building compliance (SFG20)
• Strong contractor management.
• Excellent understanding of statutory compliance and health & safety (IOSH or NEBOSH preferred).
• Confident managing works in busy, operational environments with strict access and safety controls.
• Comfortable being on a shared out-of-hours escalation rota (1 in 5 weeks).
