An established main contractor is seeking an experienced Project Manager to lead the delivery of a major £32m care home development in Bath. The scheme includes:
- Full demolition works
- Part new build construction
- Extension to existing structures
- Refurbishment and conversion of retained buildings
The project has now entered the demolition phase and will progress into a full two-year construction programme. This represents a high-profile, technically complex scheme requiring strong leadership from pre-construction through to final handover.
Role Overview
Reporting to the Contracts Director / Operations Director, the Project Manager will have full responsibility for the successful delivery of the scheme, including programme, cost, quality, safety, and client liaison. You will act as the central point of coordination between the client team, consultants, subcontractors, and internal delivery teams.
Key Responsibilities
- Full project lifecycle management from demolition through to completion and handover
- Leading site management, engineering, and commercial teams
- Programme planning, monitoring, and recovery
- Managing design development and technical coordination
- Chairing progress meetings with stakeholders and consultants
- Ensuring compliance with HSEQ standards and company procedures
- Overseeing subcontractor procurement, performance, and coordination
- Managing risk, change control, and project reporting
- Maintaining strong client relationships and professional standards
- Driving quality assurance and snagging processes
- Ensuring successful commissioning and final account support
Candidate Profile
The successful candidate is likely to demonstrate:
- Proven experience delivering projects £20m+ in value
- Background in healthcare, residential, education, or complex refurbishment (desirable)
- Strong knowledge of demolition, refurbishment, and new-build integration
- Track record of running multi-disciplinary site teams
- Excellent commercial and contractual awareness
- Ability to manage live environments and stakeholder-sensitive schemes
- Strong leadership and communication skills
- Organised, methodical, and delivery-focused approach
Essential Experience & Qualifications
- Experience as Project Manager / Senior Project Manager with a main contractor
- SMSTS, CSCS (Black/Gold), First Aid
- Strong understanding of JCT contracts
- IT literate (project reporting, planning software, MS Office)
- Full UK driving licence
