Their approach emphasises environmental responsibility, energy efficiency (e.g. green electricity, carbon‑offset gas), minimal use of plastics, and digital‑first operations via a resident app for bookings, maintenance requests and community engagement.
Role Purpose & Context
The Maintenance Technician supports the day‑to‑day management of properties operated by VervLife (and partner brands such as Clay Living), helping maintain building standards and enable a high‑quality living environment for residents. The role is central to delivering both routine and emergency maintenance, as well as ensuring compliance with safety, building and company regulations. The job may require working outside of normal hours, as the Technician may act as an emergency key‑holder.
Key Responsibilities
- Routine & Reactive Maintenance: Perform regular maintenance and repairs on apartments and common areas — including electrical, plumbing, HVAC systems, general painting/decorating, carpentry, and other general upkeep. Respond promptly to resident maintenance requests and emergencies.
- Inspections & Compliance: Conduct inspections of both apartments and communal areas. Ensure statutory safety checks (e.g. fire doors, emergency lighting, fire‑fighting equipment, water temperature, fire panels) are completed as scheduled. Maintain accurate records for compliance and servicing history.
- Contractor & Facilities Coordination: Oversee and coordinate external contractors and maintenance service providers. Ensure contractors follow all health & safety requirements including risk‑assessments, method statements and permits to work. Escort contractors when required. Assist the management team with snagging, quoting, and arranging repairs in line with service‑level agreements.
- Planned Preventative Maintenance (PPM): Contribute to creating and delivering a PPM programme for the building. This includes scheduling routine testing and maintenance of fixed and portable equipment, safety systems, and building infrastructure.
- General Maintenance Duties: Carry out tasks such as light fixture replacement, hob/appliance repairs, basic plumbing, painting/decorating of communal and private spaces, and handling “make‑ready” work for vacant studios or apartments (e.g. repairs, painting, appliance checks). Maintain stock and equipment, keep maintenance areas organised, and ensure tools are stored securely.
- Resident Support & Customer Service: Act as a point of contact for residents with maintenance needs. Assist with issues such as lost keys/fobs. Keep detailed logs of maintenance tasks, incidents, and completed work and report to the General Manager (GM) or management team as needed. Maintain a professional, proactive, and customer‑focused approach.
- Health & Safety & Emergency Response: Understand and follow all relevant health & safety (H&S) policies. Use personal protective equipment (PPE) when required. Be aware of locations of building isolation points, firefighting equipment, and emergency procedures. Be capable of resetting fire alarm panels or contacting appropriate support if required (training provided).
Skills, Qualifications & Personal Qualities
- Basic trade skills: general maintenance — plumbing, carpentry, decorating, basic electrics. Ability to read and interpret drawings/sketches and understand manufacturer data sheets.
- Desirable: basic electrics qualification (for minor works), basic computer skills. Experience in maintenance or facilities support roles. Good understanding of H&S legislation; experience in customer‑facing roles preferable.
- Strong personal qualities: ability to multitask, plan and prioritise work, manage own time, work independently or as part of a team, and recognise when to elevate to external contractors. Attention to detail, good communication (written and verbal), and ability to stay calm under pressure. Physically capable — lifting/moving furniture, appliances, and other heavy items safely with appropriate equipment. Flexibility in working hours to meet business needs.
