My client is seeking an experienced Commercial Manager with deep expertise in construction regulation, contractual compliance, and commercial governance. If you excel at balancing commercial strategy with regulatory precision, this role places you at the centre of shaping the commercial integrity of major construction projects.
About the Role
You will lead all commercial activity from project inception to completion, ensuring every project is delivered with financial strength, contractual accuracy, and full compliance with UK construction regulation. Working closely with project managers, quantity surveyors, senior leadership, and external stakeholders, you’ll protect the business from risk while maximising commercial value. This is a role for someone who understands that regulatory excellence is fundamental to commercial success in today’s construction environment.
Key Responsibilities
- Regulatory & Contractual Compliance: Ensure all contracts, variations, and commercial decisions comply with UK construction law, NEC/JCT frameworks, and internal governance. Provide expert advice on risk, statutory obligations, and contractual integrity.
- Project Financial Management: Develop and control budgets, cash flow forecasts, valuations, and cost reporting with full transparency and audit readiness.
- Client & Stakeholder Management: Act as the primary commercial contact, negotiating terms and ensuring all agreements meet legal and regulatory standards.
- Tendering & Procurement: Lead compliant procurement processes, ensuring subcontractor selection, pricing, and contract negotiation align with regulatory frameworks and company governance.
- Risk Management: Identify, assess, and mitigate commercial and contractual risks across the project lifecycle.
- Team Leadership: Mentor commercial staff, embedding a culture of compliance, accuracy, and continuous improvement.
- Reporting & Governance: Produce transparent, compliant financial and progress reports for senior management and external stakeholders.
What You’ll Bring
- Degree in Quantity Surveying, Construction Management, or similar (RICS/CIOB preferred).
- 5+ years’ commercial experience in the construction industry.
- Strong knowledge of UK construction regulation, contract law, NEC/JCT contracts, and procurement governance.
- Proven ability to manage commercial risk and ensure compliance across complex projects.
- Excellent negotiation, communication, and leadership skills.
- A proactive, strategic mindset with high integrity and professionalism.
