The Opportunity
This isn’t a “keep the lights on” estates role. You’ll be shaping strategy, influencing clients, and driving real commercial outcomes. We’re looking for a Head of Estates to lead and grow our Estates function. You’ll take ownership of a diverse commercial portfolio, act as a trusted advisor to clients, and ensure assets are managed in a way that protects value, reduces risk, and unlocks opportunity. If you’re someone who enjoys being at the sharp end of decision-making rather than buried in admin, this will suit you.
What You’ll Be Doing
- Strategic Portfolio Management: You’ll lead the management of commercial property portfolios, ensuring assets are performing, compliant, and aligned to client objectives. You will stay ahead of lease events, drive asset optimisation, and use tools like 10Ninety and market data to support decision-making.
- Client Leadership: You’ll act as the main point of contact for key clients, leading portfolio reviews and providing clear, practical advice. Building long-term relationships based on trust and delivery will be key.
- Risk and Compliance: You’ll identify risks early, oversee inspections, ensure tenant compliance, and maintain strong oversight across portfolios.
- Projects and Delivery: You’ll lead estate-related projects including dilapidations, refurbishments, and fit-outs, ensuring clear scope, cost control, and structured reporting.
- Commercial and Financial Oversight: You’ll oversee departmental income and profitability, working closely with Finance to improve forecasting and billing accuracy.
- Leadership: You’ll lead, mentor, and develop the Estates team, support RICS pathways, and ensure the team is properly resourced.
What We’re Looking For
- AssocRICS or MRICS qualified (or equivalent)
- Strong commercial estate management experience across complex portfolios
- Good knowledge of landlord and tenant legislation, applied in a practical and commercially sensible way
- Proven ability to manage stakeholders including clients, landlords, tenants, and advisers
- Strong client focus with the ability to provide clear, actionable advice
- Experience managing lease events, risk, and estate projects from start to finish
