Venn Group is working with a Local Authority based in Essex to recruit a Senior Asset Disposals Surveyor to be part of the dedicated Asset Disposals Team as part of the Improvement and Recovery Plan.
Hybrid working: 2 days per week onsite.
Duration: 3 months initially.
Role Responsibilities:
- Previous experience in property disposals, preferably within a local authority.
- Implementation of the Council’s asset disposal programme.
- Acquire property for operational requirements as needed.
- Disposal by sale or lease of surplus properties.
- Sourcing Red Book valuations and undertaking analysis to support disposals.
- Prepare property reports and presentations for internal stakeholders, including briefing reports, Executive and Key decision reports.
- Advise on asset enhancement prior to disposal, including planning applications, marriage value, refurbishment, etc., in liaison with external consultants.
- Leasehold management and negotiation of the Council’s commercial assets.
- Implement re-gearing and letting strategies to maximize income and value.
- Coordinate due diligence, auctions, and other sales processes, negotiating favourable terms and managing legal procedures.
- Strong negotiation skills to secure optimal deals for the Council.
- Lead negotiations with landowners, developers, and stakeholders for property acquisitions and disposals.
- Manage the disposal process, including marketing strategies and sales management to maximize financial returns.
- Conduct market research and property appraisals to analyze trends and provide valuations.
- Assist with maintaining the Asset Register and coordinating property revaluations.
- Build and maintain relationships with stakeholders such as agents, landowners, developers, solicitors, and internal departments.
- Have a thorough understanding of relevant property legislation, regulations, and procurement procedures.
- Membership with RICS or a similar professional body is required.
