A respected private residential investment company is looking for an Investment and Asset Manager to take on a genuinely dual-track role: equal parts active asset management and investment, across an established residential portfolio in London and the South East.
You will be hands-on with operational performance and third-party team management, while also taking clear ownership of the investment lens: valuations, capex prioritisation, transaction support, and long-term portfolio strategy.
The portfolio includes a large urban residential estate with a long-standing and diverse resident community, including affordable, regulated and assured tenancies, alongside a second asset requiring careful strategic capital planning. Experience with affordable or regulated residential is an advantage.
Asset management responsibilities:
- Day-to-day asset management and operational performance across both assets
- Managing and performance-managing third-party property management teams
- Delivering active improvement projects across lettings, community, and infrastructure
- Resident escalations, including legal complexity and regulated and protected tenancy situations
- NOI optimisation, leasing strategy and income performance
Investment responsibilities:
- Valuation awareness and year-end valuation management across the portfolio
- Capex prioritisation and capital planning, including major works programmes
- Supporting transaction execution including divestment preparation and acquisition underwriting
- Business plan execution and investment performance reporting
- Contributing to long-term portfolio strategy alongside the Investment Director
You will likely come from:
- An institutional or private residential platform with direct accountability for asset and investment performance
- A landed estate, housing association, or affordable/mixed-tenure operator where both the investment and operational dimensions of a portfolio sit with one person
- A strategic advisory or in-house asset management role where you have been close to both the numbers and the assets
Experience with affordable housing, regulated tenancies, or social and mixed-tenure residential will be viewed favourably. MRICS or equivalent is advantageous but not required.
