We have partnered with a market-leading global property consultancy, is seeking an experienced Technical Services Manager to oversee the day-to-day operational activities of a prestigious premises in Central London. The successful candidate will ensure compliance with all health and safety, environmental, and company procedures while maintaining high service standards and budgetary control. A strong technical background and an in-depth understanding of building services systems would be advantageous.
Key Responsibilities:
- Oversee the maintenance and servicing of the building’s fabric, both internally and externally, ensuring adherence to agreed budgets and performance indicators.
- Manage and report on service charge budgets and expenditure.
- Conduct regular inspections, audits, and remedial actions as necessary.
- Ensure the planned maintenance programme is executed in line with schedules.
- Collaborate with stakeholders and external consultants to develop and implement maintenance and repair programmes.
- Maintain comprehensive site records, including asset registers, life cycle plans, and critical spares.
- Develop and maintain effective working relationships with tenants, addressing operational queries efficiently.
- Chair tenant meetings and participate in relevant discussions.
- Ensure health and safety audits are conducted as scheduled, with necessary follow-up actions completed.
- Oversee environmental management in compliance with client policies.
- Ensure fire and evacuation procedures are regularly tested and emergency plans updated.
- Liaise with local authorities as required.
- Manage major work programmes, coordinating with all relevant parties.
- Produce regular management reports to support business needs.
- Directly manage onsite personnel, ensuring appropriate training, performance reviews, and objective setting.
- Monitor and review contractors\’ work to maintain contractual standards.
- Provide technical support in resolving mechanical and electrical (M&E) issues, working alongside service providers.
- Regularly liaise with M&E contractors, ensuring all planned maintenance works are completed and documented.
- Review risk assessments and method statements (RAMS) and approve permits for M&E works on site.
- Oversee and coordinate landlord M&E project works.
- Conduct technical Licence to Alter reviews for tenant refurbishment or fit-out projects, ensuring no impact on landlord M&E systems.
- Promote a culture of energy efficiency and environmental sustainability within the team.
- Ensure high engineering standards and assess competencies of both in-house and third-party engineering staff.
Candidate Requirements:
- Degree or equivalent technical qualification (City & Guilds or BTEC).
- Proven experience in facilities management, including managing personnel, contractors, and service agreements.
- Strong knowledge of building services and premises management.
- Excellent interpersonal, customer service, and communication skills.
- Good awareness of health and safety legislation, ideally holding IOSH or NEBOSH certification.
- IT proficiency, including industry-specific applications.
- Ability to work autonomously and under pressure.
- Technical expertise in areas such as cooling tower maintenance, BMS systems, and other property-related plant and equipment.
