The Surveyor/Senior Estates Manager is responsible for delivering professional property management services, strategic advice, and day-to-day estate management across a diverse commercial property portfolio comprising offices, retail units, industrial properties, and other specialist assets.

The role involves providing an efficient and effective property management service while developing strong client relationships, ensuring exceptional service delivery, identifying opportunities to enhance portfolio performance, and supporting business growth.

Key Responsibilities

  • Managing landlord enquiries and ensuring compliance with lease obligations.
  • Liaising regularly with tenants on operational and lease-related matters.
  • Coordinating and resolving third-party and neighbouring property issues and disputes.
  • Managing and coordinating sublet properties within the portfolio.
  • Planning, undertaking and reporting on regular property inspections.
  • Maintaining accurate and up-to-date property records and documentation.
  • Ensuring the client property database is accurate, well maintained and regularly reported on.
  • Managing specialist consultants and service providers across the property portfolio.
  • Reviewing and quality assuring reports and recommendations from specialist consultants.
  • Undertaking routine lease advisory and agency instructions where required.
  • Monitoring and maintaining client helpdesk requests and service queries.
  • Coordinating quarterly tenant meetings and client reporting.
  • Managing the performance of contractors and service providers.
  • Contributing to the planning, development and ongoing management of client properties.
  • Collecting, analysing and reporting Health & Safety and environmental performance data.
  • Assisting with accident investigations, reporting procedures and insurance claims.
  • Processing invoices and ensuring accurate financial administration.
  • Ensuring compliance with all relevant statutory, health & safety, fire safety and company policies.
  • Working collaboratively within a multidisciplinary team while maintaining the ability to work independently.
  • Providing day-to-day supervision and line management of administrative support staff where applicable.
