My client is seeking an experienced Senior Surveyor to join their Commercial Property Management team. This is a fantastic opportunity to play a key role in managing a diverse portfolio of commercial and mixed-use properties across the UK, delivering high-quality property management services while building strong relationships with clients and occupiers.
You will take responsibility for the day-to-day management of assets, oversee budgets and service charges, and coordinate insurance claims across the portfolio, ensuring properties operate efficiently and deliver maximum value for clients.
- Manage a portfolio of commercial and mixed-use properties on a day-to-day basis.
- Undertake regular property inspections and follow up on any required actions.
- Prepare and manage service charge budgets, ensuring costs are accurately allocated and controlled in line with RICS guidance.
- Work closely with facilities management and accounts teams to ensure smooth building operations, service charge reconciliation and effective credit control.
- Build strong relationships with tenants, supporting lease renewals and maintaining a positive occupier environment.
- Review assets and recommend initiatives to improve operational efficiency and enhance value.
- Interpret and enforce lease provisions, including service charges, repairing obligations and permitted use clauses.
- Oversee contractor appointments and monitor maintenance works, ensuring clear communication with clients and occupiers.
- Coordinate insurance claims with insurers, facilities managers and contractors, providing reporting and project oversight where required.
- Prepare client reports covering performance metrics such as net operating income, arrears and property inspections.
- Travel across the UK as required to manage the portfolio effectively.
Good understanding of building construction, valuation principles, rent reviews and lease renewals. Experience managing service charge and property budgets. Strong knowledge of the property industry and awareness of the challenges facing landlords, retailers and occupiers. Proficient in Microsoft Word, Excel and TRAMPS. Full clean driving licence. RICS-accredited degree in Estate Management. Asbestos Awareness training.
