This is an exciting opportunity for an Associate Commercial Property Manager to join a high-performing team, managing a prestigious trophy-asset portfolio (offices) while gaining exposure to major clients, strategic assets and career-defining opportunities.

The Role

As a Commercial Associate Director Property Manager, you will play a key role in delivering first-class property management services, maintaining strong client relationships and ensuring assets perform to the highest standard. You will work closely with Asset Managers, occupiers and internal specialists across finance, ESG, facilities and transactions.

Key Responsibilities

  • Client & Relationship Management: Act as the primary point of contact for Asset Managers across your portfolio. Build trusted, collaborative relationships with clients and provide expert property advice. Lead formal quarterly meetings, presenting updates, strategies and performance reporting. Deliver all agreed client KPIs and service standards.
  • Lease & Occupier Management: Manage occupier applications including alterations, assignments, underlettings and consents. Ensure tenant compliance with lease obligations and resolve breaches effectively. Handle lease queries, licences and occupier matters impacting asset value. Drive occupier engagement and customer satisfaction initiatives.
  • Financial & Service Charge Management: Oversee budgets, cash flow and financial accountability across assets. Manage service charge budgets, reconciliations and reporting in line with RICS guidelines. Work closely with accounts teams on arrears, payments and expenditure control. Identify and track additional fee opportunities outside the PMA scope.
  • Asset Performance & Operations: Conduct regular inspections, ensuring assets are presented to the highest standards. Manage suppliers and contractors to deliver excellent service performance. Support acquisitions, disposals and due diligence processes. Oversee void property management and insurance claims from start to finish. Assist with major works and site-based projects.
  • ESG & Strategic Growth: Support ESG initiatives and sustainability objectives across the portfolio. Identify opportunities to grow existing client relationships and win new business. Contribute to innovation, operational improvements and business transformation projects.

About You

  • Ideally, MRICS qualified with 5+ years’ property management experience.
  • Strong commercial awareness and client-facing skills.
  • Proven ability to manage complex assets and multiple stakeholders.
  • Excellent financial, analytical and reporting skills.
  • Strong negotiator with a solutions-led mindset.
  • Highly organised, proactive and results-driven.
  • Strong leadership potential with mentoring or line management experience.
  • Comfortable working across cross-functional teams and projects.
