The Associate Director will be responsible for the management of assigned office properties under the direction of the relevant Client/Regional Director, who oversees the overall client relationship. The role involves overseeing the day-to-day management and reporting for a property or client portfolio, including service delivery, occupier liaison, service charge management and compliance oversight.
Key Skills
- Review and interpret leases and associated documentation, ensuring occupier compliance with obligations relating to maintenance, assignments, change of use, alterations and other applications in line with legislative requirements and the Property Management Agreement (PMA).
- Lead and manage a team in line with my client’s values and standards.
- Engage with occupiers through initiatives designed to improve customer experience, including occupier forums, meetings and placemaking initiatives to support satisfaction and retention.
- Contribute to new business activity, including pitches, tenders and presentations, assisting with strategy and preparation of documentation.
- Manage allocated properties, undertaking regular inspections and reporting on condition, operational standards and occupier compliance.
- Provide guidance and feedback to site teams and conduct periodic audits where required.
- Provide leadership on property management matters across the portfolio, supporting asset management strategies, funding considerations and client objectives in accordance with the PMA and relevant best practice guidance.
- Monitor statutory and internal compliance, instructing audits and specialist assessments where required.
- Work closely with service partners to ensure documentation, logbooks and management systems remain up to date and compliant with internal policies, RICS guidance, ISO standards and statutory or insurance requirements.
- Support the preparation and management of service charge budgets, including explanatory commentary.
- Monitor monthly and year-end expenditure, maintain budgetary control and investigate or resolve any outstanding financial matters in accordance with RICS guidance.
- Provide due diligence support relating to client property acquisitions, ensuring compliance with legislative requirements and internal practices.

Experience & Qualifications
- Minimum of 4+ years’ experience in a similar property management role.

- Experience contributing to team projects and supporting new business opportunities.
- MRICS qualification desirable but not essential.
