My nationwide client islooking for an experiencedSenior Surveyorto take day-to-day responsibility and full ownership for a portfolio of commercial properties.

This is a client-facing role suited to an organised, commercially minded property professional who takes pride in delivering excellent service andmaintaininghigh standardsacross their portfolio.

You willbe responsible forthe effective day-to-day management and reporting of properties and client instructions, covering service delivery, occupier relationships, service charge management,complianceand the coordination of internal and external stakeholders.

The successful candidate will have a strong understanding of commercial property management, excellent attention to detail and a proactive, methodical approach. You will be confident working with clients, occupiers,suppliersand wider stakeholders, with a genuine desire to exceed expectations.

Key Responsibilities

  • Read,reviewand interpret leases and related property documentation, ensuring occupierscomply withtheir obligations, including maintenance, licences to assign, changes of use,alterationsand other applications.
  • Monitor statutory,regulatoryand internal compliance requirements, commissioning audits,assessmentsand specialist advice whererequired.
  • Work closely with service partners tomaintainaccuratecontrol documentation,logbooksand property management systems.
  • Ensure compliance with relevant company policies and procedures, RICS guidance, ISO standards, statutoryrequirementsand insurance obligations.
  • Prepare,completeand present a range of client and management reports, including monthly, quarterly, management and ad hoc reporting.
  • Support the preparation of service charge budgets, including explanatory guides, and analyse andmonitormonthly expenditure and year-end accounts.
  • Monitor service charge expenditure and budgetary controlin accordance withRICS guidance, investigating and resolving outstanding items and variances whererequired.
  • Take responsibility forallocatedproperties, carrying out regular inspections and ensuring that property condition, standards and occupier compliance are appropriatelymonitoredand reported.
  • Work collaboratively with site teams, providing support,feedbackand oversight, including sample auditing of property condition, servicestandardsand occupier compliance.
  • Manage and develop team members, promoting a collaborative and high-performing working environment.
  • Build strong relationships with occupiers, supporting initiatives designed to improve customer experience,satisfactionand retention.
  • Organise andparticipatein occupier forums, meetings, placemaking initiatives and other activities that enhance the experience of occupiers and visitors.
  • Support the smooth onboarding,offboardingand handover of new and outgoing property instructions, including coordination of relevant TUPE processes where applicable.
  • Work in partnership with Client Leads to support the effective management and growth of property management andadditionalfee income.

Skills, Knowledge & Experience

  • Strong commercial property management experience, ideally within a similar surveying or property management environment.
  • The ability to interpret leases and property documentation and apply relevant obligations and legislation.
  • Excellent organisational and time-management skills, with the ability to manage multiple priorities and meet deadlines.
  • Strong attention to detail and a methodical approach to managing property portfolios.
  • Excellent written and verbal communication skills, including confidence in report writing and presenting to clients and stakeholders.
  • Strong interpersonal and relationship-building skills, with the ability to communicate effectively at all levels.
  • A proactive approach,demonstratinginitiative and a willingness to take ownership and find solutions.
  • Strong problem-solving skills and the ability toidentifyopportunities for improvement and implement practical solutions.
  • A collaborative approach to working with colleagues, clients, occupiers,suppliersand other stakeholders.

Experience & Qualifications

Salary:Up to Β£55k+ bonus/benefits
