An exciting opportunity has arisen for an experienced Lead Quantity Surveyor to join a growing commercial team delivering passive fire protection projects across the public sector. This position will play a key role in overseeing the commercial performance of multiple projects, ensuring strong financial control, accurate forecasting, and effective commercial governance throughout the project lifecycle.

The successful candidate will lead and mentor a team of Quantity Surveyors/Estimators and commercial support staff while working closely with operational teams to maximise profitability, manage risk, and support successful project delivery. This role would suit a commercially driven professional with strong leadership skills and experience within construction, fire compliance, social housing, or refurbishment environments.

Responsibilities

  • Lead the commercial management of passive fire protection projects across multiple workstreams
  • Oversee cost control, forecasting, contribution margins, and commercial reporting
  • Manage subcontractor procurement, negotiation, and commercial performance
  • Produce and manage Bills of Materials and project cost assessments
  • Prepare and issue monthly valuations and invoices in line with contractual requirements
  • Monitor cash flow, debtors, commercial KPIs, and project financial performance
  • Identify, manage, and escalate commercial risks where necessary
  • Support Project Managers with commercial insight, cost reporting, and variation management
  • Drive commercial governance and ensure compliance with internal processes
  • Manage, mentor, and develop a team of QSs and commercial support staff
  • Conduct performance reviews, training, and day-to-day team management activities
  • Contribute to continuous improvement initiatives and commercial process efficiencies

Requirements

  • Degree or equivalent qualification in Quantity Surveying, Commercial Management, or Construction Economics
  • Minimum 5 years’ Quantity Surveying experience
  • Previous experience managing commercial teams
  • Strong understanding of cost control, forecasting, and commercial reporting
  • Experience within construction, passive fire protection, or compliance sectors preferred
  • Excellent negotiation and stakeholder management skills
  • Strong proficiency with Excel, Word, and commercial reporting systems
  • High level of commercial awareness and attention to detail
  • CSCS card or equivalent preferred
