The predicted salary is between 40000 - 50000 £ per year.

Location: London

Salary: Competitive plus 10% discretionary bonus

Hours: 37.5 hours per week. Maintenance Managers work Monday to Friday, between the hours of 7:30am - 8:30pm. You will be required to work weekends and bank holidays on a rota basis. This role also includes being on-call on a rota basis.

Key Responsibilities as the Maintenance Manager

  • Own statutory compliance for the community, ensuring all inspections, certifications, and records are completed on time and remain audit-ready.
  • Maintain accurate, complete, and up-to-date property compliance documentation at all times.
  • Deliver planned preventative maintenance (PPM) and manage reactive maintenance (RM) to ensure safe, secure, and well-maintained environments.
  • Oversee lifecycle, facilities, and asset management to meet operational KPIs and customer expectations.
  • Embed energy management into daily maintenance operations.
  • Regularly review plant performance, BMS schedules, and system setpoints to minimise energy waste while maintaining resident comfort.
  • Partner with central engineering and energy teams to identify inefficiencies and improvement opportunities.
  • Manage contractor performance against agreed scopes, service levels, and compliance requirements, ensuring all contractors operate with appropriate documentation and safe system of work.
  • Lead, develop, and line manage Maintenance Operatives and Supervisors.
  • Conduct regular 1:1s, set objectives, and provide ongoing feedback.
  • Deliver a safe, comfortable, and high-quality living environment.

Skills And Experience We're Looking For

  • Proven experience managing building maintenance operations (PPM & reactive) in a similar environment.
  • Strong knowledge of statutory compliance, audit readiness, and safe systems of work.
  • Formal mechanical and/or electrical qualification (or equivalent practical experience).
  • Confident leader with the ability to manage, engage, and hold a team accountable for performance.
  • Strong sense of ownership, consistently delivering safe, compliant, and efficient operations.
  • Customer-focused, ensuring maintenance delivery supports a safe, comfortable, and high-quality resident experience.
  • Strong organizational skills and able to work through tasks within set timeframes.
  • A great timekeeper with a flexible approach to work.
  • Computer literate with a willingness to learn new systems.
  • Experience with large plant systems, BMS systems.
