Overview
The Resident Assistant plays a key role in our community, from first point of contact through to complete departure administering all tenancies. You will ensure that all resident files are compliant, deliver the best customer service to existing residents and new prospects and assist with events and any queries from residents throughout their tenancy with urbanbubble. The role is primarily working 40 hours (5 days over 7 Mon – Sun 8am – 8pm).

What will you do?
- Daily management of leads/prospects from internal management system via phone, email.
- Booking and conducting viewings onsite and virtually.
- Closing deals to achieve lettings target and processing applications.
- Obtaining all required references prior to accepting a tenancy.
- Working with the Finance team to ensure that move in monies and deposits have cleared in advance of the tenancy start date.
- Drafting tenancy documents.
- Mid-term inspections of the apartments are required, creating a report and where there is a maintenance issue or something findings which need attention actioning this promptly.
- Promptly following up all correspondence relating to contract extensions.
- Negotiating rental increases in line with market rent.
- Arranging check in/check outs.
- Assist with the arranging of engagement events for residents.
- Cover the Front of House team when required.
What are we looking for?
- Excellent Customer Service and dealing with difficult situations face to face.
- Property/ Lettings experience.
- Proficient in the use of Microsoft office packages including Word, Excel and Outlook as well as other systems such as databases or booking systems (Training however will be provided).
- Propertymark Level 4 Residential Letting & Property Management – England and Wales (desirable).
- Able to speak Welsh (desirable).
- Rent Smart Wales qualified (desirable) – please note, if you are not Rent Smart Wales qualified, we would still love to hear from you… If you are successful, we\\\’ll support you through this qualification within your first 3 months with us!
