We’ve partnered with Starlight to operate one of their standout developments, Spectra in Salford Quays, and we’re now looking for a Building Services Manager to help ensure the building performs to the highest possible standards.
This role will be employed by Starlight, with urbanbubble responsible for the day-to-day operations, team, and resident experience.
You’ll work closely with both teams - getting the best of urbanbubble’s culture and ways of working, alongside the opportunity to shape something new with Starlight.

Spectra is a collection of 393 contemporary homes set within Media City UK, offering a distinct quayside living experience shaped around modern lifestyles.
Designed as a private, members-style environment, Spectra brings together beautifully considered spaces, premium amenities, and a discreet, high-touch service.

What you’ll be doing
As Building Services Manager, you'll take ownership of all aspects of building services, maintenance, compliance, and asset performance across the development.
You'll ensure the building is safe, compliant, well-maintained, and operating efficiently, whilst leading on contractor management, planned maintenance programmes, and service delivery standards.
Working closely with the General Manager and wider operational teams, you'll play a key role in protecting and enhancing the long-term value of the asset while ensuring residents enjoy a consistently high-quality living environment.
- Asset Management & Building Performance
- Oversee the performance, maintenance, and condition of the building and its assets
- Monitor asset performance data and identify opportunities for preventative and predictive maintenance
- Manage fabric maintenance, warranty issues, defects, and lifecycle replacement programmes
- Ensure communal areas and resident-facing spaces are maintained to exceptional standards
- Maintenance & Service Delivery
- Oversee all reactive and planned maintenance activity across the development
- Oversee contractors across key building systems including HVAC, BMS, lifts, fire alarms and water hygiene, ensuring assets are maintained in line with warranties and compliance requirements
- Ensure works are completed safely, efficiently, and to a high standard
- Manage contractor and supplier performance, driving accountability and service excellence
- Maintain accurate asset registers, maintenance records, and service documentation
- Work closely with operational teams to minimise disruption to residents
- Compliance, Health & Safety
- Lead statutory compliance activity across the development
- Maintain a strong understanding of Building Safety Act requirements, including the Golden Thread and Resident Engagement Strategy, with support from the wider Health & Safety team
- Ensure fire safety compliance across the community, including Fire Risk Assessments (FRAs), fire door inspections, compartmentation checks, life safety systems, remedial actions and associated compliance records
- Support site audits, inspections, and risk assessments
- Monitor and manage actions arising from compliance reports and safety inspections
- Promote a strong culture of Health & Safety across the building, contractors, and wider team
- Budget & Financial Management
- Manage operational expenditure in line with agreed budgets
- Support forecasting and planned maintenance budgets
- Identify opportunities for efficiencies and cost savings without compromising service standards
- Monitor contractor spend and ensure value for money across all services
- Support supplier reviews and procurement activity, helping drive value for money and identifying opportunities for cost savings and service improvements
- Team Leadership & Development
- Lead and support site-based facilities teams
- Create a positive, engaged, and high-performing team culture
- Coach, mentor, and develop team members through regular one-to-ones and reviews
- Set clear objectives and support individual development plans
- Act as a role model for urbanbubble's values and behaviours
- Performance & Reporting
- Analyse service delivery, maintenance, compliance, and asset performance data
- Produce clear and concise reports for stakeholders
- Track trends and provide recommendations to improve building performance
- Support operational and client reporting requirements
- Drive continuous improvement across all building services activities
What we’re looking for
- Experience managing building services, facilities management, or maintenance operations within residential, property, hospitality, commercial, or mixed-use environments
- Strong understanding of statutory compliance and Health & Safety requirements
- Good understanding of building services and MEP systems including HVAC, BMS, lifts, fire alarms and water hygiene management
- Working knowledge of Building Safety Act requirements
- Experience managing fire safety compliance activities, including Fire Risk Assessments, remedial actions and life safety systems
- Experience managing contractors, suppliers, and service partners
- Knowledge of planned and reactive maintenance delivery
- Experience managing budgets and controlling expenditure
- Previous experience leading and developing teams
- Strong analytical, reporting, and organisational skills
- Excellent stakeholder management and communication skills
- A proactive, solutions-focused approach with a strong attention to detail
Desirable
- IOSH Managing Safely qualification
- IWFM/BIFM qualification (or working towards)
- Project management qualification
- Knowledge of residential building operations and M&E systems
