Maintenance Operative !

As a Maintenance Operative, you’ll be right at the heart of our community, making sure our buildings and shared spaces are always in top condition.

You’ll provide first-line support for maintenance requests, carry out repairs, and ensure our homes and communal areas are safe, welcoming, and well cared for.

Here’s what you’ll be doing

Reactive Works

  • Responding to maintenance requests and work orders quickly and effectively.
  • Carrying out minor repairs, decoration, and reactive works in homes and communal areas.
  • Performing lighting checks and replacing bulbs.
  • Acting as the first responder for emergencies such as leaks.

Statutory Compliance

  • Keeping accurate records of tests, inspections, and engineer visits.
  • Supporting compliance checks such as fire alarm testing and PAT records.
  • Raising issues and escalating to specialists when required.

Health & Safety

  • Conducting daily checks to ensure life safety systems are working
  • Following all health and safety procedures and legislation.
  • Ensuring PPE, tools, and equipment are used correctly and safely
  • Maintaining a clean, tidy, and safe workspace.
  • Third Party Contractors & Planned works
  • Escorting and supporting visiting engineers.
  • Monitoring scheduled maintenance and reporting missed works.
  • Logging contractor activity and ensuring site standards are maintained.

Site Stores & Plant Rooms

  • Managing tools, consumables, and spare parts inventory.
  • Keeping plant rooms and maintenance areas safe, clear and well organised.

Customer Service and Team Work

  • Acting as a role model for urbanbubble values.
  • Working closely with the operations team and providing excellent service to residents.
  • Communicating clearly and positively with both colleagues and residents.

What we’re looking for

  • City & Guilds Multi Skills Certificate (desirable)
  • Electrical competency certificate (within last 3 years)
  • IOSH “Working Safely” qualification
  • Previous experience in a building technician or maintenance role
  • Knowledge of COSHH, decorating, fabric repair, flooring types, and water systems (L8 awareness)
  • Familiarity with CAFM systems (computer-aided facilities management)
  • A proactive, positive, and can-do attitude
  • Strong customer service mindset and problem-solving approach
