The role is primarily site based with the option to do some remote working depending on the demands of specific tasks.

Key responsibilities
- Deal with all Landlord and Tenant matters, including dealing with all customer queries and requests, i.e. new leases, alterations, wayleaves, assignments, sub-lettings, rent reviews, renewals, dilapidations etc.
- Ensure lease compliance from customer and landlord perspective.
- Enhance customer retention by engaging and building relationships.
- Positively influence financial output by being market aware and engaged with customers and the wider influences i.e. ERV, target rents etc.
- Cost control and budgeting, including service charge budget setting, management and reconciliation and input into wider capex and business budgets.
- Ensuring aesthetics and brand is promoted and delivered where appropriate i.e. lettings signage, building signage.
- ESG compliance and consideration, both legislation and company goal driven.
- Coordinate and liaise with external parties and partners to ensure upkeep, cleansing and maintenance of assets.
- Deliver excellent customer care and satisfaction.
- Work alongside internal and external colleagues to support new business deals and a cohesive and consistent approach balancing need to fill space with asset values and impact.
- Carry out unit handovers and hand backs alongside managing agents and partners to ensure smooth customer transitions and compliance of assets.
- Credit control including management of rent arrears and overdue payments.
- Ensure asset compliance with health and safety and insurance requirements including claims management and works notifications.
- Carry out return on investment assessments and CAPEX/OPEX requests and manage/oversee works.
- Collaborate with Facilities Management colleagues to devise, implement and control PPM programme for existing and new properties.
- Review service charge and marketing budgets with managing agents and coordinate timely setting and balancing of budgets.
- Inspect and coordinate to ensure the estate, properties and vacant units are safe, present their best and represent brand.
- Manage third party consultants, including agents, solicitors, contractors and surveyors.
- Reporting for, attending and inputting into operational board and health and safety meetings.
- Input into new developments, capex projects to ensure that buildings are efficient, cost effective to run and delivers the maximum customer experience.
- Other adhoc tasks in line with asset, estate and lease management.
Skills, knowledge and experience
- 3 – 5 years post qualified experience in a similar role.
- Ability to work and thrive as part of a team, alongside the ability to self motivate and act on your own initiative.
- Excellent communication skills, both written and verbal.
- Excellent customer focus.
- Excellent problem solver with positive mental attitude.
- Proactive and creative in finding solutions that maximise profit but also deliver a fantastic customer experience.
- Strong IT skills, specifically in using Microsoft Office.
- Understanding of commercial case law and legal principles.
- Good working knowledge of L&T matters i.e. assignments, underlettings, lease renewals, rent reviews, dilapidations, L&T Act 1954 etc.
- Broad working knowledge of Health and Safety legislation and practices.
- Property Management, Asset Management and Leasing Experience.
- Experience in liaising with internal and external stakeholders.
- Service charge and budget setting/management experience.
- Facilities Management is desirable.
- Experience in managing third party consultants is desirable.
- Experience in using property CRM (e.g. Salesforce) is desirable.
- Good working knowledge of building services, plant and machinery is desirable.
Qualifications
- MRICS qualified.
- Property related degree desirable.
- IOSH related qualification desirable.
