Most conveyancing roles are about processing transactions. This one is about owning them - personally, independently, and at pace - while getting closer to the commercial side of how deals actually get done.
We're working with a highly successful private property investor with over 40 years of experience completing 4-5 residential acquisitions every month. They need a hands-on conveyancer to run transactions in-house from instruction through to Land Registry, while developing into the sourcing and acquisition side of the business over time.
This is not a coordination role. There's no fee earner to support, no team to hide in, no supervisor to defer to. You'll own files end-to-end yourself - and you'll need to prove you've done exactly that before.

THE OPPORTUNITYYou'll take full personal ownership of residential transactions from instruction to file closure, keeping multiple live deals moving simultaneously in a fast-paced, founder-led environment. Alongside the core conveyancing work, you'll develop into the deal-sourcing side of the business - speaking to agents, attending auctions and networking events, and learning how acquisitions are identified, structured and monetised. Direct mentorship from someone who's been doing this successfully for four decades.
Key responsibilities:- Running residential conveyancing transactions end-to-end - pre-contract through to SDLT submission and Land Registry registration
- Managing multiple live files simultaneously with minimal oversight
- Handling back-to-back transactions confidently and repeatedly
- Liaising directly with agents, brokers, solicitors and lenders
- Identifying and resolving title issues and transaction blockers proactively
- Building relationships with agents and property professionals across the region
- Attending auctions, PIN meetings and networking events
- Developing into deal spotting, sourcing and acquisition support over time
You've personally run residential conveyancing transactions from start to finish - not supported someone who has. You can manage several live files at once, work without close supervision, and keep deals moving at pace in an environment where priorities shift quickly and no two days look the same.

Essential:- Proven personal experience managing residential conveyancing transactions from instruction to file closure
- Clear evidence of handling back-to-back files on multiple occasions
- Full practical knowledge of the process - searches, title review, exchange, completion, SDLT, Land Registry
- Ability to operate independently with minimal supervision
- Direct experience liaising with solicitors, lenders, agents and clients
- Genuine commercial interest in property investment and acquisitions
- Existing relationships with agents, investors or developers across Greater Manchester, Lancashire or Yorkshire
- The personality and ambition to grow from conveyancing into a deal-led role
- Comfort working directly with a hands-on founder in a non-corporate, fast-moving, agile environment
c£50,000 base salary
£200 per deal completed
25% profit share on deals personally sourced
Realistic OTE £100,000+
