To £55,000 Hybrid - onsite across the managed portfolio as needed, with regular time in the London office. Reporting to the Director of Operations. Every business this group acquires comes with its own version of health & safety and compliance. Different contractor networks, different audit histories, different levels of rigour - sitting across leasehold blocks with real regulatory exposure. They need one person to take full ownership of that picture and sort it out, end to end. This is not a box-ticking function. It's a hands-on, do-the-work role, with the successful candidate also supporting - and eventually leading - the creation and rollout of policies to the agents across the group. They'll be the internal owner of H&S and compliance across a growing portfolio of managed buildings.

What they'll actually do:

  • Audit the compliance position of each brand in the portfolio - fire risk assessments, legionella, asbestos, LOLER, EICR, and High Rise Building compliance where relevant - and document exactly where the gaps sit.
  • Own the consolidation strategy for compliance across the group: decide the right path onto one group-wide tracker and standard, then execute the rollout.
  • Support the Building Safety Act workstream for higher-risk buildings, including Building Safety Case files and Accountable Person duties, building expertise in this area with support from the wider team.
  • Build and run the contractor vetting standard used across the whole group.
  • Sit inside the operations process as the compliance gate - CDM sign-off, contractor insurance, H&S standards - not an afterthought bolted on at the end.
  • Support H&S and compliance due diligence on future acquisitions, flagging risk pre-completion and helping run the first-90-days remediation plan afterwards.
  • Review and investigate H&S incidents, spot the trends, and put fixes in place - including reporting to insurers and regulators where required.
  • Support property management teams with practical, plain-language compliance guidance, without escalating things that don't need escalating.
  • Work alongside the technology team on the group's in-house CRM for asset and facilities management, shaping how compliance and H&S requirements are built into the system.

Who they're looking for:

  • A background in H&S and compliance within residential leasehold or block management, or a closely related regulated property environment.
  • Working towards or holding NEBOSH Diploma (or equivalent) and IOSH membership - funding support provided if not already qualified.
  • Willingness to build working knowledge of the Building Safety Act 2022, Fire Safety Order 2005, CDM Regulations, HHSRS, and the RICS Service Charge Residential Management Code (4th edition) - again, funded.
  • An instinct to get into the actual detail of a building's compliance position, rather than asking someone else to describe it.
  • Some experience across a multi-site or multi-brand portfolio is preferred, though not essential.
  • A clear communicator who can keep resident-facing teams and RMC boards calm and informed, without dumbing down the substance.
  • Someone who researches thoroughly, recommends a clear path, and can defend the reasoning when challenged.
